My husband and I live in a 2-bedroom, 2-bathroom apartment at Falcon Court, on the 2nd floor. The apartment is not a bad apartment, but it's not worth the $700 rent. The sink in the master bathroom has leaked since the day we moved in, almost a year ago.
The pet fee is $300, $150 of which is refundable if you scrub your apartment down when you're moving out (including the refrigerator, patio, under the stove, under the refrigerator, etc.). You may have ONE pet, and no animal may weigh over 40 pounds at full-grown adult size if you live in the 2nd floor.
The floor in the master bedroom creaks throughout the doorway area straight towards the wall, so if you wake up in the middle of the night to use the bathroom you have to walk on the floor right where it creaks so badly to get into the bathroom. There is only 1 cable jack in the entire apartment, in the living room. There are 3 light fixtures in the kitchen/dining area (1 dining, 1 kitchen area, 1 under the cabinets/above the sink), 1 in each bedroom and bathroom, and none in the living room (the switch is set to a plug so you'll have to provide your own lighting in the living room). As far as natural lighting goes there are 3 windows, one in each bedroom, one in the living room, with vertical blinds.
Rent is due before the start of business on the 4th of every month, but the office is closed on weekends and after 5pm weekdays. So for you military families who get paid on the 1st, if the 2nd and 3rd are on Saturday and Sunday, you've got only the one day to get that rent paid unless you want to leave a money order/check/credit card number on the floor in their office (the "drop box"). It's pretty ridiculous. The first late fee is $70.
Water and basic cable are provided as a flat-rate pay as part of the rent price. If you want to upgrade to digital cable, you will only have to pay the difference. For newcomers, we recommend Cox for your cable, and SSVEC (Sulpher Springs Valley Electric Cooperative) for your electric.
The good points... there is a heated pool and a jacuzzi, and an on-site laundry room. However, there is a bad part of the laundry room. There are only 8 washers, and 8 dryers, so can be a pain when all but 1 washer is being used and you've got several loads to do. Every use of a washing machine is $1.00-1.25 and the same goes to the dryers. That means if you want to wash and dry two loads (maybe whites and colors), you are paying between $4.00-5.00. Outside of the laundry room is the pool area, and 2 benches, built-in charcoal grills, and 1-2 refreshment machines.
The landscaping isn't bad, it's well-kept and attractive. They offer covered parking, but you have to pay for it, and it can be an inconvenience because it's not offered in front of every building. The air conditioner drips water in our hallway. The front door doesn't have proper weather stripping which can affect an electric bill. The walls are all white, the carpets and tiles are tan, and the doors/cabinets are very brown (and not an attractive brown), though when passing by I've seen through windows of other apartments and the cabinets are not the same in every apartment, however they are definitely the same for at least us and our neighbors (next door, and both below).
Via rumor, I hear that there is a preschool being built in the big field across the street from the apartment complex. That may or may not cause a noise problem with the little kids, but at this time there is not a lot of noise around here. The noise mainly is caused by traffic on 7th Street. The police and ambulances can very often be seen traveling toward the apartments on 7th Street, but they are normally heading into the housing area across the street, and you tend to get used to the sirens as you hear them at least once every day. Sierra Vista is not very big so any sirens you hear are probably heard throughout the Sierra Vista area.
If you are a military family, the location is pretty convenient since it's only down the street from the main and east gates of Fort Huachuca.
There are probably better apartments in the area, but this is definitely not a bad one and it's safe. I've never heard of any break-ins or auto-break-ins/thefts, and the pool is gated and locked so it's also not likely there will be any child drownings. The staff is quite pleasant, friendly and seem to care about your needs. Overall it's not a bad complex, but it's also not the best.
EDIT - at move out, we did not have to do as much as our previous neighbors had to do to get their security deposit back. The manager told us that all that would be necessary was to show that there was an obvious attempt to clean the apartment and make it presentable. We did not have to move the stove or refrigerator. However, I believe the reason we didn't have to do much was because the apartments are being remodeled anyway (wonderful, AFTER we leave!! haha)
