Alright, but needs a lot of help.

My husband and I are living in a 1bed 1bath apartment here, we're only here for 8months, so it isn't too bad.
First, the NEGATIVES -:
-The carpet is a tan/caramel color, which helps to hide most stains, but some are visible from previous tenants.
-Walls are an off white color, around electrical outlets and switches the wall (and plastic covers) are cracked and paint it peeling off.
-Our kitchen sink is broken so it only has hot water, drips 24/7, and when you turn it on, leaks water all over the counter top. We also have an outlet in the kitchen that doesn't work.
-The coils on the stove top are suppose to slip into slots to stay in place, but ours constantly pop up no matter what. The top heating coil in the oven is broken and hangs down on the top rack so we can only use the bottom one.
-When we moved in, our water heater had a hole in it and leaked water all over our closet to the point where we measured an inch of it above the carpet, when we called for service, a man was there in an hour to inspect it, 3 days later they installed a new one and our carpet was dried, the next day the maintenance men were back because the new water heater was installed improperly and was leaking water outside, they showed us how to turn it on and off for when we want hot water (when you want to shower or use the kitchen sink...) they told us they would be back in 2days to fix it, its been much longer than that and it still hasn't been fixed.
-Lighting is dull and minimal, you'll need your own lamps.
-We have AC in the apartment, its strongest in the living area, alright in the bath and bedrooms and there is no vents for the AC in the kitchen or closet, making is VERY hot to cook. The windows are also thin, and since its summer, we have the AC on constantly because the moment we turn it off, it shoots back up to the 80s in the apartment.
-Our neighbors are also apparently elephants (we live on the bottom floor) and we can hear they're every step when they're home because the ceiling squeaks, the walls are also so thin we can hear word for word people's conversations and people's TVs.
And now, the POSITIVES :
Carpet in the closet, bedroom, living, and dinning areas, very easy to clean.
Large kitchen sink to wash dishes in.
Above and below cupboards in the kitchen for storage, both are a good size.
Full sized fridge and stove/oven.
Locks on all doors (except closet door)
Water heater in unit (so you don't have to share water with neighbors)
Plenty of laundry facilities on site
Security car patrols at night
On site service crew
Decent office hours to see management
Quiet most of the time
Lots of electrical outlets
Large bathtub/shower
Landscape is clean and well maintained
Pool and spa
Playground for kids (or adults who are in touch with their inner child)
Large closet space & shelving
Phone, TV, and internet jacks in living area
Heat, AC, and Fan (thermostat controlled)
Basically, this is a great place for people getting their first apartment or a short stay, but other wise it will just have you filling out too many work requests (to get things fixed) and cleaning way too much to bother with.
