Inconsistent due to revolving door for managers

While the majority of the office staff are friendly and helpful, information from one manager to the next is NOT consistent.

Instead of reliable rules to abide by, they seem to change depending upon the opinions/preferences of the new manager.

And there is almost always a new manager.

Since we've lived here, (less than one year), we have seen 4 or 5 different mangers.

Again, they are very nice, but tend to be unreliable and/or ineffective.

(Outside of the current office management at this time.

They are WONDERFUL! I sincerely hope they stay longer than most.)

The maintanence personnell seem very nice and though I've not had them work on anything in our home, their work quality is definitely higher than their predecessors.

I've seen and heard of other maintanence jobs gone wrong by the previous groups of workers.

This current group appears to be much more talented in this field.

Again, there is a turnover issue.

This is the 2nd or 3rd group of "fix-it" guys since we've been here.

(And one of the best, in my opinion.)

This is a gated community, which was a HUGE selling point to myself and family.

Unfortunately, that gate has not worked since before we moved in last year.

It is constatly open and occasionally we'll receive notes asking us to update our security card info so they can activate the gates.

It still has not happened.

I believe that waiting for 9 months for this repair is unacceptable and inexcuseable.

It appears that "the powers that be", (meaning those above the property manager), could not care less about this property.

They put very little into it.

Another selling point that we were excited about is that this has been designated as a "crime free" community.

One caveat of that distinction is that anyone living here cannot have any felony convictions or even some misdemeanors on their record.

Unfortunately, there have been several instances where someone living here has been arrested for felony parole violations.

One was a convicted sex offender living across the street from the small neighborhood park.

My understanding is that none of these people were "residents", but people staying at the homes and not being on the lease.

I only know of one instance where a manager knowingly allowed an ex-con to live here and that manager is no longer with the company.

Again, that person was not put on the lease, but their criminal past and that they were staying at that home were known to the then manager.

I enjoy most of my immediate neighbors and know them well, but each area of this subdivision is a little different.

Some are nicer than others.

My suggestion would be to visit the site around 8:30 AM and again around 4:30 PM or later.

You'll see most of the kids and residents and how they all behave, (or don't as the case may be), and you can make your own decision.

I fully believe that this has the potential to be a great property.

It's just going to take a slightly more discering eye from the management and a higher emphasis on a quality property than merely a full one.
