Been a long time resident here but within the last few months the community has changed quite a bit. Landscaping/grounds keeping seems to be less of a priority. Has been alot of short term tenants here and that could be part of the problem. Not uncommon to see beer bottles and trash in the parking lot in the morning. People speeding through the complex with no regard to others. "Mudder" trucks in the parking lot dropping dirt/mud into the lot. People using there porches as storage areas. Within the last month on two different weekends business have been using the clubhouse to solicit business from the residents. Don't know about you but I don't think its appropriate that management allows them to solicit business from the residents. Main pool has been closed a couple of times because of glass and someone relieving themselves in the pool. Would not recommend as the quality of service has gone down and the prices have gone up.

Note from the manager at The Villas at Mountain Vista Ranch: We take great pride in our community and our residents. Having said that, we also try to bring the very best the City of Surprise has to offer to our residents by offering local businesses the opportunity to meet our residents one on one, at no cost or obligation to our residents. We have met with great success to this end, our residents have enjoyed free pizza tastings, pool parties sponsored by Budweiser and valley radio stations, and other resident events sponsored by local businesses. As the manager of this beautiful property I also find it necessary to state that if we didn't shut down the pools due to irresponsible people bringing in and breaking beer bottles, people could get seriously hurt. I have to ask: Which would you prefer, responsible management that takes care of the ammenities, or irresponsible management that allows this behavior to continue? We added professional courtesy patrol to the staff here at The Villas over 2.5 months ago and since then complaints regarding after hours noise (which were minimal to begin with) and glass at the pools are virtually non-existent. I think it is unfair not to note that the problems this particular resident refers to are now non-issues and have been non-issues for quite some time. Mark-Taylor Residential takes great pride in the level of service offered to the residents of The Villas at Mountain Vista Ranch and I personally encourage all residents to come to me with any issues they may have so that we may take the opportunity to correct those issues immediately.
Thank you,
Alison Stulce, Jillian Knutson, Corey Maxwell, and Gabriela Rios

I would have to agree with wolfy1@yahoo.com with issues he had. The whole idea of having businesses use the clubhouse to promote themselves is just wrong. Bad enough your car and door are filled with flyer's. They installed a new gate security system and then asked residents for an additional $50.00 deposit for the key ( the old system was working fine ), hopefully all the money they collected for the additional deposits and kickbacks from the businesses that hosted " parties " for the residents can be used to fix the entrance gates that half of the time are stuck open. I think many of the problems stem from their short term lease tenants who really don't care as they will not be here long. Have a residents construction pickup truck parked right by the office so far back that you can't even walk on the sidewalk. Guess no one in the office can see that even though it's been brought to their attention.
