We chose Cortez Palms because they were willing to give us a month to month lease on one of their studio apartments.
On the day we arrived, the manager led us inside to a crap hole. The carpet was stained, the walls were disgusting, and there were cockroaches in the cabinets. Our first day was ended with the excitement of our oven catching on fire which was NOT fixed during the three months that we lived here. It was so dirty that my wife and sister-in-law slept in a hotel the first night so that we could disinfect the apartment.

Then the manager left without notice, and I received a call from Peak Investment saying that my security deposit and my first month's rent were missing, and could not be found. Although the problem was solved eventually, this was very unnerving because they didn't have a way to contact the on site manager who had left.

After we finally got fed up with the apartment, we decided to move out. My wife and I spent 2 days cleaning the walls of the dirt that was there WHEN WE MOVED IN so that we could get our security deposit back. After moving, we received an invoice from Peak (the owners of this property) saying that we actually owed them over $100 dollars in cleaning charges. I have the move-in checklist showing where I marked that the carpet was stained, the stove didn't work, the walls were covered in grease and dirt, and the bathroom was disgusting, yet they are making me pay to fix damage and filth that were there when we moved in.

There is nothing that I would recommend about this apartment. It was depressing to live in. There are no dishwashers, no garbage disposal, random people walking the parking lot at night all the time, and many other things. PLEASE don't move in here.

Just as a side note, the review that was written before this one mysteriously appeared on the website when I was talking to the on-site manager about this website and how it had helped me decide where to live during my first few months here. I'm 100% sure that review was written by him, and not a tenant.

Peak, I hope you read my review. Just so you know, I've also reviewed your company and your apartments on many other sites. Hopefully you'll learn some day not to take advantage of people. No wonder you're half vacant with no one wanting to move in or sign a lease.

The only good thing about this apartment is the manager Nick and one of the tenants Victor. They were always very nice and helpful. However, they don't make up for the shoddy job that Peak Investment does with customers.
