Not a Bad Place...if you're an ASU Student

I've had very few problems with the apartment - nothing that falls outside the realm of general maintenance (changing lightbulbs, etc). The maintenance staff has always responded within 24 hours, if not less, to our service requests. There is an emergency hotline directly to the maintenance office so you can bypass the leasing office.
The apartments themselves are clean and a good size (at least the 2bd/2baths are). The paint job is shotty and the guest bath in the 2bd is a little stupidly designed but that's about it. The closets are a really good size. The dining rooms are cool with the built in shelves. The drawers in the kitchen are poorly designed - three of the drawers are about 5 inches wide but 10 inches deep... they've been great for measuring cups. Ha. We had a washer and dryer in-unit and the dryer was really inefficient. At times we had to run it twice for one load. It's not luxury living but it's nicer than about 80% of apartments I've looked at in Tempe.
The pool is small but kept really clean and they supply rafts during the warm months, which is kind of cool.
The "fitness center" is more of a "fitness room" but it gets the job done.
Water and trash are included in the price.
Over the course of three years, between a roommate change and lease renewals, my rent has not gone up a cent.
Have never had a pest problem or a security problem.
On the note of security, this is not a gated community and every once in a while you'll see some people dumpster diving, but that's the most I've ever heard on the subject.
Steve, the property manager, is a bit of a tool. He is friendly... to the girls... but treats the guys in the complex like dirt. He's also never in the office...ever. I don't really see the point in having an office that accepts packages if no one is ever there to collect them. He also asks for lease renewals in May... when they aren't up until the end of August and leaves semi-rude notes on your door about it. He's done this every year I've lived here.
As stated in the subject line, this is a great place if you're an ASU student. While we do have some families who live here, I would never have a family in this complex. Parties are not frequent but when they do happen they are pretty loud. People have gotten really good at ending the party early and respecting their neighbors but sometimes it does get a little out of hand.
Also a note, think about the location... it is within walking distance of ASU, the stadium (great for game days) and Mill Ave. These have all been great things until now. Now that I have graduated the location has become somewhat of a burden. There is a lot of construction in the area... a LOT! Also, the street the complex is on is a major marathon route. Be prepared to be trapped in the complex on select Saturday and Sunday mornings frequently throughout the year. The police have done a terrible job making sure people can get in and out of this complex conveniently and don't seem to care. That's my major frustration with this place. Additionally, being so close to Tempe Town Lake... the smell can get a little rank when they flood out the lake and there's a stable nearby, occasionally you can catch the horse smell. It is off the 202 but traffic noise is really minimal and of course you have the landing noise from Sky Harbor. Actually, the most noise we've ever had has been from the adjoining condos to the back of the complex.
Other than those menial items, I've really enjoyed living here. The people are friendly and helpful - I've been really lucky with my neighbors. The complex has been consistent as far as pests and services. Is it worth the rent' If you're a student, yes. If you don't have to live this close to ASU, look somewhere else. You can definitely get more bang for your buck.
