Below is an actual letter to the management of AMC and Lakefront. They did nothing about this, no response, no nothing. When you get a letter like this, you respond. The only kind of company that doesnt respond is one that has no business, being in business. This place is a hole. They will rip you off. They will take your deposit because they bit off more than they could chew when they bought the place. They will not fix your tub, your sinks or your toilet when they break. They will not clean up after themselves when they are done working on a project. You will get stuck in the elevator at some point. You will get woken up by rappers outside your window on meth at 3 in the morning. You will get charged a different amount of money for rent than your neighbor with the same model apt as yourself. You will be offended by ----- and ----- ------ and ---- ---------...or as I like to call her---------h wich is what I would love to do. The management has not graduated college, in fact I doubt any of them have a HS diploma. They are rude to you. They laugh when you get stuck in an elevator...seriously its all on video...I'm not gonna waste anymore of your time on this and more importantly mine so its like this. They could have easily helped me and the neighbors with our issues and remedied the situation...they failed to do that and now it will have a negative impact on their business period...I will make sure I do my part to help out with that by posting this. Dear ----, my name is ********* and I live in the Lakefront at West Bay Community, Tempe Arizona. I, among many other residents am completely frustrated with the new management and the way your new general property manager, -----, handles business.

First and foremost, for the greater good of all residing here:

Your apartment complex is going down hill as far as appeal and management go. The police are called to the complex every night for one reason or another and the grounds are covered in trash and junk. This was never an issue before, have guidelines changed' I can t even walk my dog without him finding something I don t want him to eat on the ground such as a chicken bone, a happy meal box, a dirty diaper, or maybe some random sprinlings or Drano that your cleaning crew carelessly leaves behind...or maybe just some bird ----. Not good at all for human or animal.


The trash room next to my apartment has caused flies and other undesirable pests to invade my space on a regular basis, every time the trash room looks like it does in the attached photographs.

I am also finding out that people around me pay less for a two bedroom apartment than I pay for a one bedroom apartment and I don t feel this to be ethical or good business practice. When I confronted ----- and asked her nicely why this happened, she told me in so many words, that s just the way it goes and if I don t like it, I am more than welcome to terminate my lease and move, she'd be happy to fill it with someone else. Wow is all I can say to that. Why would you want a person like this ruining your image and making a tenant feel like a jerk'

I don t expect much regarding this complaint, as I signed the contract. However, I feel the need to send these pictures to someone because I don t like paying the highest rent for a 1BR in this place only to live next to a trash room that looks like the enclosed photo's.

This is the trash room by the laundry facility 5 feet from my door in building 3, floor 2. If you could, please talk with your management and tell them we (speaking for multiple tenants) don t appreciate this and also ask that she be kind when speaking to people who work hard to reside in your community.

When people live in a community, they become friends and all I can say is this, many people who have decent jobs and pay their rent on time, plan on moving out of your complex once their respective leases are up for the same reasons I am writing you about. We do not like the new manager; she is rude and unprofessional to say the utter least.

Poor management, poor grounds keeping, poor security(i.e. cops called every night), no parking at all if you arrive home after 7:00 p.m., loud, drunk people slamming shopping carts into the wall at the end of the hallways to wake the entire place up...the list goes on. Why are there a dozen shopping carts laying around anyway'

I guess most of all it s your manager/management, who tries her hardest to be intimidating to her tenants. I deal with complex business scenarios all day and never belittle anyone, especially a client, which is what I am to your company, along with everyone else who pays rent here. I would hope your protocol ensures that we are treated fairly and with respect!!!

As with any apartment living situation, certain inconveniences are to be expected but Lakefront takes inconvenience to a whole new level/definition since Blanca and the old staff shipped out.

I would also like to note that ----- in Utah helped me get your information and was a wonderful person to deal with. ----- refused to give any of us your email or information citing that she was in charge of the property, period. Multiple people have called to ask, we get the same result every time. She also stated that we have no business talking to the maintenance people''' What''' I live here, if something is wrong, I will tell the first employee I see and that you can count on. Hi... I feel you. I lived there for a year in '06. When I first moved in the carpet was frayed at master bedroom doorway. I called and told the management about and said that they would fix it. Now that I moved out they are charging me over $1,000 to replace carpet and a few other bogus charges. They sent it to a collection agency and is on my credit report now. They have not given me my deposit back or anything. So, when you move, take lots of pics because they will try and screw you over. I also tried to put pics on here too but didn't work. I lived on the 4th floor and have several pics where my roof was leaking water all through the hallway, living room, and kitchen because there was a hole in the actual roof that let the water leak in all the way to the 2nd floor.....Actually I just realized those pics on here are mine... There ended up being alot more though.

Thanks man, I have already documented everything, filed code violations with the city of Tempe, filed an attorney general complaint, fire dept had to come let us out of elevator and numerous other signed affidavits to prove that they dont take care of the place. I will not lose my depostit and this is why...actually I should not write why but I have it figured out. LAKE BUTT WILL NOT GET THE BEST OF ME...AND I WILL BE POSTING FLYERS ALL OVER THE PLACE SO OTHERS DONT GET SREWED EITHER. SORRY THEY GOT YOU MAN, THEY SHOULD REALLY BE ASHAMED OF THEIR CRUMMY WAYS AND MANAGEMENT.

OMG this place sucks so bad. There is crap everywhere, cops are here everyday to arrest someone on a warrant. The manager is racist and favors black people over all else. The garbage is the worst by far, everytime I want to throw out trash the bins are completely full. Then they go through your garbage to find out who set it in front of the garbage when its their fault. We shouldnt have to leave our garbage on the patio until there is room to throw it. The manager thinks she is a big shot and drives a 2002 BMW 5 series that pours out endless kids yet she shows no compasion to others. The going rate for a property manager is 30k and a place to live. Guess we all know where her money goes...and not to the kids either. What a joke. They also changed all the key in the pool and front gate and never gave us a new key. I dont even like walking outside at night anymore since all the thugs moved in.
