All the normal stuff about incompetent lying managers and maintenance persons. Citing specific people would be pointless as all the staff is fired/quit every 6 months or less.
The courtyard areas are very nice, grassy and shady. Connecting sidewalks are in decent shape and more or less level. Some folks have dogs that all seem nice, but some people don't pick up their dog poop. WAY too many outside or feral cats. The court yard common areas are gated but NOT LOCKED up, even at night. A big what the hell. School children use this place as a short cut, and people solicit magazines, food charity ect door-to-door (including back doors) even though there are no soliciting signs.
The laundry area is moderately clean sometimes. The washers are tiny. Never had a wait doing laundry, surprising given the large number of residents sharing 8 washers and 8 dryers.
The pool area is well kept and nicer than some newer communities.
There are plenty of dumpsters for trash, although homeless folks go through it regularly. They're located on what I believe is a public alley, so I don't blame management for that. I've never called to complain to the police about it; there are so many going through the trash, it wouldn't make a dent even if they did anything.
All structures are LONG overdue for capital improvement. 98% look to have original windows, doors and ancient air conditioning units (place was built in the 60's). I can only speak for my unit and the few others I've been in, but kitchen and bath cabinets are long overdue for replacement with ill-fitting doors and paint jobs Stevie Wonder could have done better at. Paint is splattered all over the place including counter tops, pottys and flooring. A drop cloth is never a bad idea. When I moved in, the heat lamp in the bathroom was painted over... even people who don't care about their job should have the slightest amount of pride. The car ports look better than the buildings, although I believe those are newer. Optional to read, just me theorizing: Capital improvements are not done, in my opinion, because the real estate is worth a lot more than the apartments. I suspect this place is in a holding pattern until the current surplus of apartments in Tempe is reduced. There are currently 100 units on a lot of land here; many hundred more could fit with ample parking if these roach motels were torn down and the layout reconfigured.
The residents overall are very nice. One of the few things the staff does well, other than lying and putting idiotically simple repairs off, is qualifying people well. That being said, some folks have guest that stay too long and are shady. There is no system in place for removing these folks, and I suspect there never will. I haven't run across too many mentally ill residents here that are dangerous, although there is an old man who will bother you uncomfortably if you come across his path. If I had to guess at how many section 8 deadbeat folks are here, I'd say about 10%. Not terrible.
Overall, I'd give 1.5 stars out of 5. I got a sick deal on the rent, but it would have to be 100 bucks cheaper a month to consider staying (currently pay 500 plus tax for decent sized 1-bedroom). Look elsewhere, there's a glut of apartments on the market.
