I'm a fairly new tenant and have had a positive experience. The grounds are incredible although I do wish the dog owners would be a bit more consistent about picking up their offerings...I've had nothing but warm, positive interactions with Josh; maintenance requests have been completed in a timely fashion. It is gated although residents will deliberately leave gates open for their friends, urgh. (Josh is working on this.) Very quiet with the exception of some folks who get louder when they're on the phone. Very convenient to freeway access for commuting. Overall, a very pleasant, beautiful place to live. The one concer- outside lighting is only occassionally on. (I've talked with Josh about this, too and he shares the concern and is trying to track the source of the problem.)

yes, initially Josh can win you over. But in not too long a period of time, your eyes will be opened as to his ways. He is, in short, everything the naysayers say about him. too controlling, dictatorial, control freak. Won't have things fixed, ignores obvious decay in structural support beams, door sills, etc. He claims it is a secure facility but he won't fix the inoperable security gates so they actually close and lock. Reoccuring plumbing problems plague the complex but he always goes with the cheap, inadequate fix. don't think of moving here unless you are prepared to go without heat in the winter and AC in the summer, unless you are content to live with major defects, unanswered complaints and increasingly higher fees for nothing in return.
