Nobody on this site ever uses this to give balanced review.

They mainly use it for revenge over a slight from management.

Don't get me wrong, there is a lot to be desired living here and dealing with the management (both past and present).

Overall, I like where I am living but I have a very well placed unit.

Here are my observations:

-Never seen any roaches, and hardly any bugs for that matter (2nd floor apt, kept clean)

-Maintenance will respond to problems though sometimes you have to pester the office to get them to follow through.

UPDATE: This got REALLY bad for a time and then they worked on a big fix.

I will add updates as I see how they proceed under the new system they said they were following.

-I don't like some of the comments made in other reviews about races hear.

I see low income tenants with kids, lots of whom are minorities.

Calling the place ghetto seems like racial profiling to me and assumptive.

Just because someone is black, doesn't have a lot of money and has kids, doesn't make it ghetto.

Still, every once in while some ------- drives through or parks with his car stereo blasting rap and then even I think it's ghetto, but half the time that's some white kid from white suburbia.

It is not that bad nor frequent though.

-Cops are here a lot but in Tempe they are everywhere (Tempe voters approve every debt inducing bond project lobbied for by emergency services).

If you personally have a problem, they will be here quick and that is what is important.

-Air Conditioning: here they are challenged.

They have a crappy chiller unit that has never worked right.

HOWEVER; at huge expense to them, they have hooked up a massive temporary unit, which as of this writing is working ALMOST perfectly.

We have yet to see how well the system works when the new permanent chiller is fixed/replaced.

It has been a living hell the few time the a/c has gone down, but they usually get it back up fast.

We are talking less than 1 day turn around but an event that occurs often twice per summer.

UPDATE: This may have been fixed this summer but my unit still seemed challenged.

But my unit has windows catching rays both in the morning and evening.

I have had to seal my windows with thermal insulation and use portable A/C units to compensate.

Summer 2010 will be the real test of the new chiller system.

sounds ok but if you dont have roaches, then you are the exception...

Key to not having roaches in all apartments on the planet; be cleaner than your neighbor. You can get rid of them with a nuke, but you can make yourself the least attractive target. Also, to update the above, the new manager mentioned has been replaced with another new manager. Things seem a little better but time will tell.
