DO NOT LIVE HERE!!!! - READ THE ARIZONA LAWS TOO

The name of this place actually got changed from The Villages to The Gateway at Tempe and the management is now through a company called JPI.

My roommates and I thought that being so close to the University we would be able to deal with it even if it was a little bit below standards, however, not only was it a LITTLE below, the place was a dump when we moved in! Our sheet we had on move in day was ridiculously long and full of things that were wrong with the place, and more than half of them never got fixed through-out the year.

We had to call/request maintenance a ton of times to come out for numerous reasons, and sometimes even because they didn't do it correctly the first time. None of them speak English and hardly knock before they come in; they caught me and one of my roommates in our towels two separate times because we simply had no idea they were about to let themselves in. Had we read up on the Arizona Residential Landlord Tenant Law, we never would have allowed that to continue for so long - let alone signed the lease!

Don't even bother signing their lease until you point out the fact that Article 2, section 33-1321-C and D of the Arizona Residential Landlord Tenant Law conflicts with their security deposit policy and their inspection policy. We were told we would get our security deposits back within 30 days of move-out but the law says they only have 14, or we could sue for double the amount of our deposit (which we are). Also, we were told upon move-out that we could not be present with them on their final walk through of our apartment when it says in the law we can request it and they must provide it. It also states in their lease that they have right of entry and do not have to give notice in order to enter your apartment, the law (Article 3, section 33-1343) states that they must provide 48 hour written notice in order to enter your apartment except in an emergency or if you requested maintenance and gave permission for them to enter (by the way, if you do choose to live here, never give them permission to enter, schedule an appt with their maintenance).

About 4 months before our lease end, one of our three roommates moved out because she found a loophole, which is they neglected to acknowledge a maintenance request for more than 10 days, which means they breached their lease with us and gave us a window to move out with no penalties, with our full deposit. I wish my other roommate and I had chosen to do the same.

We left this place in better condition than when we got it, and they are still trying to charge us for something, and take it out of our deposit. They think that we are stupid college kids and are going to deal with them because we simply don't know any better, but they are wrong. Do not live here, there are plenty better places that have better prices and better staff - even if it's a little bit further from ASU.
