I lived here for two years. I was very excited to have the utilities included, and I liked all the trees and the large balconies/patios. There is a downside to having the utilities included, however. The cooling/heating system is controlled by a swamp cooler shared by the entire complex. The management controls whether the A/C or heat are on or off, and decides when to switch the cooling system on for the year and what temperature to set it at. You have no personal control over the temperature of your apartment. In addition, the swamp cooler breaks a few times a year, so you are left without heat, or (worse) air conditioning. It can become pretty unbearable when it breaks in July. Without fail this happened a few times each summer that I lived there (which was for 3 summers). My neighbors were loud, noisy, and odoriferous. The cops visited the complex regularly, and sometimes at night a helicopter would fly overhead with a spotlight scanning the complex. I knew one person whose car was stolen from the parking lot. So if you are going to live here be sure to take extra precautions as far as safety and security.
Lastly, when I moved out and had my walk-through of the apartment, the man who did the inspection found no problems or damage. I was informed that I would receive my security deposit in full for the apartment. When the check for the deposit came in the mail a few weeks later, the management had deducted money for a tiny piece of damage (a chip in a telephone or electrical plate, I think') that was already there when I had moved in two years prior. I think this may be illegal to change the deposit after a signed check-out has been completed, and I heard that other residents who moved out experienced the same thing (amount of deposit refunded was different than what was agreed to on their walk-through).
Bottom line: I think the grounds are pretty, but the management can be hard to deal with and the neighborhood isn't the greatest. Could do better.
