Positives: The living room and dining room space for the two bedrooms unit is one of the bigger living spaces I have ever seen in apartments. The kitchen has plenty of counter space, a dishwasher, oven, and fridge. AC, heat, water, basic cable, and cox high speed internet are included in rent. You can pick up a free air filter every month. The apartment has 3 pools and bike racks. The apartments are located right on the Orbit Jupiter (the free tempe shuttle) route. The location is great- walking distance to Safeway, restaurants, and ASU.
Negatives: Anne, the really nice and helpful office lady left a couple of months ago and was replaced by a lady who is not as helpful. I do not like the new people who work there. They are not on top of things at all! They sent us a letter telling us we needed to go into the office by April 1st to discuss renewing our lease but we didn't get the letter until after April 1st had already passed! They tried to make us pay for their mistake. They also tried to tell us our lease expired on the 1st of May. We had to take them our copy of the lease to show them it didn't expire until the 6th! They do not get around to sending out rental histories unless you go into the office and ask them to print it out for you right then and there. I had applied to another apartment and the new place told me The Villas never faxed them my rental history so I had to go hand deliver it.
There are cockroaches at The Villas. In the year I was there, we had three HUGE ones, one medium sized one, and one small one. I have also seen several outside on the walls and ground. We also had tiny beetles, a cricket, and misquitos in our place.
My shower always fluctuated temperatures. It was usually extremely hot or cold, rarely did it stay at a good temperature.
The cars get vandalized pretty regularly. Some got grafetied, others had there windows broken. Mine only got egged and had someone write swear words in the dust.
The neighbors are loud. My neighbors played loud music every single day from 6pm to about 2:30am. Because it isn't just college students who live there, there are also loud obnoxious kids who yell and make lots of noise when they swim in the pools outside your window. The walls are not very sound proof. Neither are the floors. I could hear my neighbor below me snoring at night.
Recommendation: If having a big living room isn't important to you, you can find places that are A LOT nicer for a better price than this place.
