I lived in these apartments for less than a year and needless to say, I left before my lease was up. All the negative reports are true, it was nothing but hell for me from the day I moved into that place..so please listen to the negative feedbacks as they are all true!
Don, the manager, was ok to work with...the rest of the staff was downright rude and really didn't seem to care about anything. Everything seemed to fall apart in the apartment..when I moved in, the compactor never worked, so they replaced it with a "new" one..2 months later, it was broken again! The lock on my front door was broken and the patio door wouldn't latch shut - it took a miracle to get any kind of assistance since the staff never answers their phone. You have to physically go into the office in order to talk to someone. Spa was down for about 6 months, in the WINTER - got excuse after excuse from the staff.
Parking was a nightmare, someone was always parked in my reserved spot..the layout of the apartments around the pool area in the back really bites, because you park so far and have to walk around the pool itself just to get home...
Walls are paper thin so you can hear EVERYTHING, especially if you are on the bottom floor like I was. I rarely ever got any sleep because the couple above me were constantly fighting or having playtime in the middle of the night...sometimes even fighting outside, keeping everyone in the area awake. One of the staff told me that I had to call the police in order to handle the situation. Whats up with that''
Place is disgusting as people don't clean up after their dogs, theres always crap laying around on the sidewalks..had also a problem with cockroaches.

It's always easy to write something anonymously. If there were issues, the office is open 7 days a week. Lot's of phone calls make it thru everyday. Skipping out on a lease certainly hurts the resident much more than the office. Don, the manager hasn't worked in the office since July, and MANY positive changes around the community have happened. Dog feces, while disgusting, is the responsiblity of the pet owner. It is a shame that people will opt to have pets and not care for the resposiblities that come along with them. Staff can make all the effort in the world to try to help control the situation, but in a community the size of The Arboretum it can be difficult. It would be great if the effort came for their pet owner. If parking is far, perhaps in the future, you may want to choose an apartment not in the center of the community, where there is clearly a farther walk. If neighbors fighting is an issue, there is an after hours number to call that can repsond to those issues, or 911. However, opting not to use those sources, does not give office staff a leg to stand on. Communication can happen, but real outcome cannot come from a he said/ she said situation. Third party documentaion will hold up in any possible evictions for such disturbances. In regard to service requests.... those issues can certainly be very circumstantial. Was there permission to enter, sheduled times where you ended up not available, was there a dog to schedule around, etc.? Not everyone will have a perfect expeirence, however, many people will stop to repsond to negative experiences and not the good. Thousands of people have lived here over time, and there are only handful of negative repsonses. That stands out a little bit to me.

There is a new manager, and she is a million percent better than Don. She tries very hard, but her hands are somewhat tied by the management company and owners. But she tries hard and it has been a major improvement. Regarding noise and construction quality. They just do not build them like they used to. All of them are built this way, unfortunately. |

In response to "responses". This is a perfect example of the mentality of the Arboretum management staff. Placing the blame on the resident. The "handful of complaints" are not just a handful, more like 40 and they are all accurate and fair. This is an extremely poorly managed complex and the major problems are clear. Rude staff (yes, even the new manager Jackie is bad), landscaping is rarely up-kept (it gets pretty disgusting), animal waste - although INTIAL responsibility of the pet owner in turn final responsiblity falls in the hand of the complex management (if you know it's a problem then it's the staff's job to have it cleaned up!), paper-thin walls - simply poor construction, bad maintainence - good luck getting some to come out. Also it is not the residents job to take care of "rowdy neighbors" the intial actions are supposed to be done by complex management. If you call TPD they will tell you the same unless you think an actual crime is being committed. If it is a continous problem and they have been warned by the complex staff, only then can the police be called. Get your facts straight "response".
