After the first incident when having cockroaches we moved to a different apartment upstairs to avoid bugs coming in from downstairs. Everything was fine until winter ended and the summer came around again now its like you have to take your chances on who you move next to so you don't get roaches. Then if someone moves out they go and spray, the roaches leave and come to your place, thats the way it seemed at least. Now I have found 5 full size roaches so far in the past month and they are always part dead when I find them. I always keep my place extra clean because I have kids so for their sake im always disinfecting and so forth. Well they seem to come no matter what. I actually seen 2 of them come in from the vent. That just proves to me they are around the whole area because when it gets windy I make sure to close all areas to keep them out. Those suckers fly! I have to talk to some people and they don't have a problem with bugs because they figure they live in the desert and they come anyways, maybe I just have a phobia with roaches. So my recommendation is to move here because its great if you don't mind the bugs and paper thin walls. Neighbors are nice and reasonable. I seriously think the apartments are just way too old or they are built in a real bad area.

Either there's a complete lack of leadership on the part of HSL Properties, or they deliberately instruct their staff to behave in this manner i.e. deny, deny, and deny that any problems exist..If you don't get your $50 late fee, bully the hell out of the tenant with notices and collection agencies, even if it means you spend $400 worth of staff time to collect $35 net from the tenant after the collection agency takes their cut...Don't do any maintenance, preventive or otherwise, to fix any problems that can't be seen by prospective tenant as they tour the property. Allow the Arboretum property to slowly devolve into the guetto of the Foothills.
HSL Properties is a sad display of idiotic short-term thinking.

HSL is a million percent better than MEB who used to manage this place. The maintenance guys are excellent. But management allows any size dogs, of all types. I see a doberman around and management gives you one fake story after the other. Every time you see them it is a different story. I feel like I am living in one of the drive thru animal zoos with all of the gigantic dogs.
The walls are paper thin as all apartments are. No better or worse than any place else. I have been there almost 6 years, and I find it to be a good value. I do not find too many really great places in Tucson.
