On one hand the grounds are very pretty (although not amazing) and the complex is located in a nice part of town.
HOWEVER (and this is one big however) the rent is pretty high for Tucson so you expect things to run smoothly and far too often they don't.
A big problem this past semester has been the hot water. There have been many days that I had to go to school without a shower because the water was cold. Initially, they said it was because the hot water heater (which heats the whole complex--the units do not have individual hot water heaters)was broken. Several times they had people in to "fix it permanently".
Now the heater seems to be working but the circulating pump is not. That means that those not located near the utility closet don't get hot water at night or in the morning--usually not until after 9 or 10, which is well after a lot of people have to leave the house for work or school. I can't emphasize enough how much of a hassle this has been--and its been going on for about 6 months!
Other minuses:
1)The lawn crews--yes, they keep the grounds nice but they are noisy as hell. They come several times a week and seem to be here all day. I expect some lawn crew noise but what they have here is excessive. Other people have commented to me about this.
2) The pool--it is heated--somewhat--but not enough to use in the winter, which kind of defeats the purpose. People have complained to the office but nothing is done. I remember it being far better the first year that I lived here (winter of 2005-6)
3)The units-- for the price, they're nothing special. The "plastic" bathtubs are especially nasty. They're falling apart (the plastic is flaking off of mine) and they are near impossible to clean. I'm embarrassed to have guests use my shower and I would never sit in the tub. The linoleum and carpets in my unit were old and nasty when I moved in, and, again, I have tried with moderate success to clean them.
I'll be leaving soon so there's my two cents. Like I said, I have mixed feelings.The units themselves will never be amazing--unless they totally gut them and remodel--but few apartments are all that pretty. That said, if a couple issues were adequately addressed (in particular the hot water situation) the complex could be pretty nice. Right now, it's got too many issues.
