The good: Fair management, nice looking townhouse with average construction quality and good landscaping upkeep appropriate for our desert location. It's also on a bus route, close to necessary businesses and two elementary schools as well as two Pima Community College campuses. Noise is not an issue at all and it's good price if you get the low income discount.

Now the bad: Outside lights are not maintained consistently. Pools are closed more often then they should be for reasons not posted. Townhouses next to the retaining walls are prone to flooding during monsoon season (happened twice to us). They only have one maintainance person when they should have at least two for this size complex, which means un-timely or no response to maintainence requests (I don't consider this her fault -- they worked the last guy to the bone and he eventually quit). If you get the low income discount like us you just get the washer/dryer hookups and no assigned parking spot. This makes parking terrible late at night or early a.m. for part of the year, forcing you to park near the office or on the down-slope along Speedway. I feel that the latter parking area is a safety issue due to the poor lighting and hiding places for criminals. We've had things stolen from our car a few times and my daughter's bike was stolen on the first day we were here. Security guards are typically greens from fly-by-night companies.
