Pros
The landscaping is nice
Staff are friendly
Plenty of parking
nice clubhouse with wi-fi
not a whole lot of apartment drama
Cons
The complex is a hot spot for car thieves. My car's been vandalized on numerous occasions, costing me about a thousand dollars worth of damage. The police have been up here almost every weekend for about a month because of car jackings and vandalism. Consider yourself warned.
The kicthen counter tops are extremely cheap and stain easily. Cabinets are made of wood laminate with wood colored paper that peels easily.
I've heard from previous residents that management tries to collect for this sort of 'damage'. I've also seen the staff rip relatively new carpet out of the units once residents leave. I'm assuming former residents foot the bill'
My rent is increasing from 489 to 610 for a studio because I am not renewing the lease.
The management charges a pet deposit AND pet rent AND you're still responsible for any damages your pet causes, turning otherwise honest people into liars.
There's two really creepy guys who just moved in across from me who like to stare me down while they're standing outside smoking cigarettes all day. It wasn't like that when I first moved in. I also suspect some kid who lives on the third floor above me is responsible for what's happened to my car or knows the person who is, but I don't have any proof.
My experience at the Hilands was a positive one for the first six months. I don't reccomend the complex to friends anymore. You can find a better deal in Tucson for what you're going to pay to live here.

I have to AGREE with you here!!! This place really is a RIP OFF! Security is extremely bad; very POOR LIGHTING; I used to see the swimming pool lights and Heated Jacuzzi Lights out...just BAD MAINTENANCE...Management thinks managing this property is a 9 am to 5 pm job....WRONG, they are responsible for managing it 24 hours a day!!! Poor lighting can lead to rapes, assaults, auto theft, burglaries...Management doesn't seem to care; there are things you can do to make a site SAFER! I didn't feel safe at the Hilands at all. The apartment rates are almost too low and attract the wrong kind of people too. It's just a huge complex and difficult for Management to oversee and handle. Plus, when you move out the really get the $$$$$ out of you anyway they can and you better pay up FAST or you get turned over to collections...they are all about the $$$$$$$$$$$$$$$$$$...PERIOD! There are too many other nice apartment properties in Tucson to even "consider" this one...do yourselves a HUGE FAVOR and look someplace else!
