I've lived in worse, but haven't had worse managers...

Hey folks, I moved here back in February and have been here about 6 1/2 months. Since I moved in I've noticed several things about the property. First of all, I live in a shared 4 bedroom/4 bath apartment. You have no choice in your roommates and the management does nothing to help potential roommates communicate in advance. This is minor of course unless you're an older non-traditional student like myself who gets placed with kiddies who expect you to be their mommie and clean up after them. This was the case for me, especially since I'm the only renewal. What makes matters worse is that management tried to bully me into cleaning up after the roommates. This is ridiculous when there are individual leases and we don't even know the people we're sharing an apartment with before they move in!
The maintenance crew is pretty nice and they try, but work orders are often "lost". As in, the person who took the information didn't bother to really put it in the system.
Among the other issues are a total lack of any meaningful security, a SERIOUS issue when this is a privately owned property (no campus police) and lots of young (no offense) naive college kids.
Management is SO incredibly unprofessional and just plain condescending and rude. I don't know if they don't KNOW how to act professional or just don't care, but the manager hangs out in her PJs...in the office. A bit TOO casual, and they just don't know how to talk or behave in a professional manner, airing concerns in front of other tenants that really are nobody else's business. I've worked in apartment management in the past, I've never seen this kind of behavior in supposedly professional staff before. It's not a party atmosphere, it's a "don't give a f-" attitude.
Management attempted to charge me for routine cleaning of the apartment common areas to prepare for the 3 new tenants (who I have not yet spoken with), messes that were left by the tenants that moved out. I refused...of course. But this tells me that when I move out I'd better damn well take pictures of everything! I had them take a couple of things from my room that were in the way, and got a copy of the adjusted checklist, just to be safe! KEEP ALL YOUR PAPERWORK! They WILL charge you for every little scratch, dent, and spot on the floor if they think they can get away with it, cover your asses!
Also, due to the poor designs of the 2 bedroom 4bed/4bath units, do NOT take a downstairs room. You will hear everything that happens in the kitchen.
Parking is horrible. If you have a paid parking spot people will still use it. Then the idiots will retaliate against you like it wasn't their own stupidity that got them towed. There is NOT enough parking here for all the residents! Especially when you consider how many people have guests over. The apartments are poorly insulated so you'll hear EVERY jackass who has to drive around an apartment complex at 3 AM with his windows open and radio blaring.
Security, there is NONE. Zip, zero, nada. Some nights in the past they've had a police cruiser sit here, but they do nothing to stop the parties and drunken idiots destroying the property. I've seen security guards patrolling the property once, the entire time I lived here, and that was before they changed management so I assume there is none at all. If you have a nice car it is NOT SAFE HERE. And if you have a car alarm that goes off a lot expect to be vandalized.

All in all, if you know anyone it's probably a MUCH more cost effective plan to rent an apartment together rather than stay here, at my $350 per month rent that's $1400 per month they're getting from the four people who live in this apartment, and you can get something REALLY nice for that! The place is super cheap for a single person like me, but I only took it because it was what I could find at the time and I was offered a total of 4 months free rent for signing up in the middle of the school year (came here in spring semester) and renewing for a year.
