I lived at Sterling for the 06-06 and 06-07 school years. The first time I was in a 4x2 and the apartment itself was in pretty good condition. The floors in one of the hallways were pretty screwed up though. I had a major problem with roaches in this one, but that was partly due to my messy roommates. The management staff was nice when I went into the office and I never had any problems with them. One thing that annoyed me is that one of my roommates signed her lease a couple of months after I did and she got offered one month free rent as an incentive. So if you want to live here wait until they're offering something because when I went in to ask why I never got any of the incentives they always advertise they just said "Oh we weren't offering any when you signed your lease". The wall between my roommate's and my room was paper thin, I could hear everything she did.
The maintenance staff has always been incredibly responsive and helpful. The full-time maintenance guy is really nice. I only had minor things fixed though, so I'm not really sure what type of quality work they do.
The second apartment I had was a 4x4 and I had no bug problems there. What really irks me now is that when I moved out they charged me for cleaning in my bathroom (which was due to a toilet that was leaking this weird gunk out of it the entire time I lived there, I cleaned it regularly). I cleaned that place well before I turned my keys is too. Also, they're charging me for "light professional cleaning" of my carpets despite the fact that they were spotless. They claim that if you don't pay for professional cleaning then they'll charge you to have it done and they claim that this is layed out in the lease. When I moved out of my first apartment they never mentioned it, so this really irked me. I don't have my lease anymore to check and see if it is true. I hear that this is pretty common in most apartment complexes, but this particularly irked me since I'd asked about it before and it wasn't a big deal the first time I moved out, but suddenly it is this year. Lastly, they charged me for the common area not being clean. This is due to two factors: A) I'm the only one moving out of that apartment this year, my other roomamtse are staying there. Hence we didn't bother to scrub the common area like we would have had we all been moving out. And B) my one roommate liked to spill juice and alcohol all over the carpet and never clean it up. So beware of lousy roommate matching by them as well.
With the exception of this move out process I enjoyed living at Sterling. It's a apartment complex for college students though. If you're expect perfect quiet all the time, don't live here. Loud parties, music playing, people coming in late, it's all part of the place.
Last but not least, my car did get dinged multiple times while it was in the parking lot here.

I completely agree with you, that place is not all that it is cracked up to be. They try to make it all nice like it is the best place, but it isn't.
