I have been here a little over a year....Here are the following unaddressed or covered up issues:
Floor in D/R area uneven..feels like it has been patched (Poorly)
Large rotted area (Hole) on front balcony entrance - Not removed, just covered up with new plywood (Water still pools)
M/BR Balcony falling apart - No action
M/BR Tub VERY uneven, sags / seperates from tiled wall when used...Don't even think about filling it up for a bath. Would probably end up downstairs. Apt fix was to remove grout / old tiles and re-apply new (Same problem exists)
Leak in spare bedroom ceiling. Fixed outside leak, never returned to replace saggy stained ceiling.
NO modern upgrades (Old appliances, probably no insulation, shoddy windows)
A/C units have gone out numerous times.

This place needs a MAJOR overhaul.
Will NOT renew.
