The "Quality of Life" at Lothlorien has steadily declined over the years we've been here. Most notably...within the past year. They spout such amenities as laundry facilities, cable TV, drinking water dispenser, covered parking, pool, and pets permitted.
When one signs a lease they anticipate that their rent for the entire duration of the lease will remain stable for the duration of the lease...NOT SO at Lothlorien...expect your rent to be increased during the duration of your lease for "increased water expenses" or cable TV increases. The laundry facilities are "vendored" and poorly maintained (dirty), washers and dryers are subject to "long-term" breakdowns and "NOT MANAGEMENT"S PROBLEM"! The drinking water dispenser is also "vendored" and subject to frequent "long term breakdowns"...again "NOT MANAGEMENT"S PROBLEM"! Though the complex offers "three bedroom apartments" suggesting an enviroment for "families with children" be advised there are absolutely no facilities for children...not so much as a tire swing. Yes...pets are permitted...you will be charged an incredibly high, non-refundable deposit as well as have a $10.00 per pet... per month fee added to your rent. And as an added bonus...you can listen to everyones dogs howl at night, step in their poop, and try to avoid getting bitten by the Rottweilers, Dobermans, and Pit-Bulls...that seem to dominate this complex. If you live on the first floor of this two-story complex you also get to enjoy listening to your neighbor upstairs trying to quietly walk (barefoot). The second story flooring was not properly installed during construction of this complex...so the floors "CREAK" and "GROAN". You can even clearly hear a cat jumping off a couch land on a carpeted surface. If you're on the second floor...hope you enjoy walking through filth to get to your apartment. Walkways on the second floor are never swept, mopped, or given any attention. You'll enjoy the pool; though. When it's not closed to the entire complex for a week as punishment for the actions of one tenant who decided to have all their friends over for a party and left the place trashed. So all in all...Lothlorien Apartments...at one time...was a great place to live. Unfortunately; that is no longer the case. And FYI...you can easily find a house to rent in Yuma for considerably less than you'll pay to rent an apartment at Lothlorien.

I am the manager of the apartments and I'd like to respond. We don't "spout" amenities, we truly offer them. I believe this reviewer (who has lived here and continues to do so for over 7 years) is a little confused as to what we offer. What we tell any interested person is that we offer cable, trash, pest control (when requested), and covered parking. When asked we tell them that we have 6 laundry facilities on site. And anyone that asks about pets is clearly informed about our pet deposit (half of which is refundable) and the additional pet rent per month. That information is also clearly stated on this website as well as many others. When one signs a lease they are charged exactly what that lease says, for the duration of that lease. We did have our water fees rise well over a year ago, but there has been no cable increase as we cover the entire cost. Water has not increased since either. Also in regards to the water increase, all tenants sign a water form stating they understand that this fee could rise and they will receive 30 day notice before this happens. Also, if you were to compare the cost of a water bill from a 2 bedroom house to a 2 bedroom apartment you will find that $14 a month is incredibly insignificant in comparison. At no time do we ever express its not "management's problem". However you are correct when you say the laundry rooms and our one water vending machine is vendored. Unfortunately that does put us at the mercy of their repair/maintenance times. As soon as any issue is reported to the office we call it in to their repair. We continuously check on when the repairs will be done and apologize for the inconvenience. Thankfully we DO have six laundry facilities on site with two in every building, that are maintained by our cleaning staff twice a week. As for our pet deposit, we do accept any breed and any size pet. We've never hidden our pet deposit fees and we are one of the ONLY apartments in Yuma that will accept any size any breed. This is incredibly important to people whose animals are like family. We do fine any owners who do not pick up after their pets and we also provide baggies at 4 separate pet stations located throughout the property. At this time we currently don't have any residents with dobermans or rottweilers but we would welcome them as well (: Interestingly enough we're mainly dominated by Chihuahuas! We are an older complex, built in 1979. But just like with any house that ages, you will have creaks and groans. We do clearly explain to anyone who is moving in downstairs that you will hear people above you and we do remind people living upstairs of these factors as well. As for the "filth" on the balconies, we have a strict policy we enforce for peoples patios and balconies. We do a once a month full cleaning and sweeping but residents are more than welcome to be responsible to sweep and clean their own patios and balconies. Thank you for the compliment on our pool. It is beautiful and we take great pride in maintaining it for the residents enjoyment. Unfortunately we did have an incident where we had to close the pool for one week in order to repair damages made to the pool and the surrounding areas. All residents received notice on this as well as it being posted at the pool. For legal and state requirements we had to do so. We will not try to have anything less than the best for our residents and we will not jeopardize their safety. You probably could find a house that would be cheaper to rent however when you start to add in the costs for water, trash, cable, and for the rising cost of electricity you will find you are paying almost double what you would be for the cost of an apartment. You can call the city of Yuma or APS for average costs to compare! We have a great, quiet, smaller community that offers larger square footage apartments than most of our competitors. Lothlorien is and will remain a great place to live and we appreciate any and all feedback from our residents. It makes us strive to do better!
