Ballena Bay is an excellent example of dont judge a book by its cover. This place is absolutely beautiful and the community consultants are very nice. However, after you move in is when you discover the problems.
The water is of poor quality, always coming out red. The complex is plagued by students from the neighbooring high school that simply wonder around causing problems and helping themselves to whatever facilities they want. During heavy rains the streams back up and flood the grounds. If you live near the street there is constant traffic noise. And worst of all, the management is incredibly rude and clearly do not care about their residents.
Although the consultants are polite, when it is time to renew your lease you must deal with the management. They constantly attempt to increase your rent while at the same time, offering new comers less.
Dont let them suck you in. If you move in, plan on moving out in a year.
