Overall, I enjoyed my time there and had a positive experience. The positives include the following:
1. Property was very quiet with little traffic from residents and no loud music, etc. (at least in my experience). In my area, the residents were not a problem, with no loud idiots or party people. This is probably the most important criteria when searching for an apartment although it is often impossible to tell what you will get until you actually move to a property, because it depends on the specific neighbors.
2. Grounds are well maintained.
3. Rent is low by Bay Area standards.
4. Few children live there from what I could tell.
5. The area is safe. Never had a problem with vandalism or theft and parking in the garages is plentiful.
Negatives include the following:
1. Punks from the high school hang out on the grounds during the morning. Not a big deal.
2. Existing residents must pay more in rent than new residents. I had to ask for a substantial rent decrease on two occasions just to try to get the rent back to market rate, but I still overpaid in comparison with what new residents paid.
3. I never had a problem with the quality of the water, although I did have a problem on one occasion with the plumbing getting backed up from other units and flooding the apartment. I guess this could happen with any property that is 30 or some years old.
4. Maintenance staff did not jump on completing a maintenance request although did complete it after multiple requests (very minor work order).
5. The only option for cable TV service is TVMax. This can be a problem because it does not provide for Fox Sports so you miss most S.F. Giants games, etc. Fox News is also not provided, possibly because the area is so liberal.
