Some good, some bad, but rent always increases!

The Ballena Village property is attractively landscaped on the street side of the property and by the rental office, but the interior grounds are not as well maintained.
The property had a very attractive stream and fountains winding through the property when I first leased my apartment, but it was drained about a year ago and never refilled.
The apartments units have wood-grained vinyl covered cabinets and doors and are generally dark and damp inside.
There is no on-site security for the property. Residents are told to contact 911 to report any security issues. The property is adjacent to a high school and it is common to see non-resident high school students wandering through the property and parking structures.
My rent was increased significantly each time my lease expired. Unlike most apartments I have lived in, Ballena Village Apartments did not offer full year leases, so it was possible to have two rent increases in a calendar year.
The laundry room in the property was poorly lit and had many malfunctioning washers.
One thing that was a significant improvement while I lived at this property was the replacement of all hot and cold water lines in the apartments. This resolved a problem of rusty water and poor water pressure that had been a problem for years.
Overall, I cannot recommend the property. It has the potential to be a very nice community, but the rent increases, haphazard maintenance and dismal interiors are reasons why I could not recommend the community.
