You can rent at a somewhat run-down place for less elsewhere

This is not the worst place in the area to live but the management of the property and the upkeep in relation to the higher-end rent leaves a lot to be desired-
On the minus side, as so many others have noted the laundry facility is like a wet and dirty aftermath of Katrina every weekend- regular floods from malfunctioning machines leave huge puddles all over the place - EVERY WEEKEND- talk about a lawsuit just waiting to happen' Plus its fairly common to have a number of washers and dryers posted out of order. The ponds and little streams throughout the complex have been refilled after about a year- could be really beautiful if maintained but are not, filled with dark brown-green water and lots of algae- kinda gives off a smell-
As someone else mentioned, there is no security on site- the pool is a big gathering place for all the teenagers in this neighborhood- last summer they were riding those razor scooters right into the pool one afternoon. I would be really unhappy living by the pool- it's pretty loud on the weekends. There is no onsite security but they did hire some people for a very short time last summer that were visible around the pool area. The hot tub is very aged and look pretty nasty.
On the plus side, I never had any serious maintenance problems only little minor things but when I did they were taken care of quickly- so no complaints there.
there is a fitness center in the complex that is not crowded and is convenient
The parking is convenient- most apts come with an assigned covered space.
I have heard that it is near to impossible to get a deposit back from these people-
and if you read the other postings you will see this confirmed a number of times over- the plus part is that the deposit is only 400 and you can't really touch that too much anywhere else-
It's a mixed deal at Ballena- I think you can do worst- but for the money which is more and more all the time- I think you can do better too- The fairly high amount of turnover and vacant apts would seem to back that up.
