This place has gotten so run down since I moved in 2 yrs ago. The ponds have not worked since I moved in which was 2005. The only one they bothered to fix was the one by the leasing office to try to lure tenants in. Management will tell you an arbitrary date on when they will start working to fix them, but that date always comes and goes. I even tried calling the management company, and they did the same thing. The stagnate water smells and has harmful bacteria with all the algae that grows. Also these ponds are not in any way roped off, so kids and animals have easy access to the water which could possibly make them sick. The main laundry room is cleaned only once or twice a week and since it gets used a lot, it can be pretty gross. Also, there is a lot of trash around the grounds that the does not get picked up.

Liar. These people love to complain so why do they continue to live here. I have lived here for many many years, and yes, I'm sure everything was new when it was built, but what do you expect. For the most part everything is nice here which is why I stay.

I moved in late 2004 when they had all the ponds running. It was a lot nicer back then but I must agree with the person who made the first comment, the water in the pond area in the central side(opposite side of the swimmimg pool) stopped in late 2005/early 2006. I missed hearing the water..it made me relax at night. Now you only hear it in the front where the management office is. I remember during the summer it was the worst. A lot of the kids from Encinal high school and people around the area would break into the swimmimg pool area and mgmt said..sorry there is nothing we can do. I see the prices have gone high... I remember I lived in a 1 bd. facing the streams paying for $1050 for a 700 sq ft place.. Junior bedrooms were around $850? if I'm not mistaken. When your lease is up ever year, you will get a note on your door saying that they are going to increase your rent. There is a way around them increasing your rent - you just have to talk to them. Another tip is this, when you decide to move out, TRUST ME, they will charge you for a cleaning fee. They charge everyone!!! They have have one of their maintence guys point out what is and isn't clean in your apartment. Afterwards, you would have to sign a paper.
