I HATE HATE HATE IT HERE!!!!!I'VE BEEN LIVING HERE FOR 4 MONTHS AND WANT OUT OF MY LEASE.PRONTO! IT'S FOR A LACK OF A BETTER WORD "GHETTO." PLUS EVERYTHING IS SO OLD, I CAN HEAR MY NEIGHBORS HAVING SEX AND I'M FORCED TO WEAR EAR PLUGS. I'M NOT COMFORTABLE HERE AND THE LEASING STAFF HAVE BEEN SO UNATTETIVE AND RUDE THAT I DON'T EVEN BOTHER ANYMORE. MAINTENANCE IS SLOW AND THINGS DO NOT SEEM TO GET FIXED EVEN AFTER THEY "FIX" THINGS. I HOPE TIME FLIES BY FAST, CAN'T WAIT FOR THE DAY I CAN BE FREE FROM THIS PLACE. WARNING!!! DO NOT RENT HERE IF YOU DON'T WANT TO BE DISSAPOINTED.

Hello, I am a current resident at Ballena Village. Soon it will be four years since I have lived here. I have the same issues as the original poster. When I first moved in I thought that the rent was okay compared to other places that I had looked in the East bay but, as soon as you sign that lease the first time the rent continues to go up pretty much every other lease after that. I have not been able to move due to my financial status and the increased rent makes it even that much harder. The bldgs are pretty old. The walls are very thin so it is very much possible to hear your next door neighbors or upstairs neighbor having sex, walking and talking. I am sure that this only happens when new tenants move in because no one is aware of just how thin the walls are until a complaint is made. I am guilty of that I have to admit as well as my neighbors (not now but, the first month of living here). Just be aware any prospective tenants. The location is very convienient, the area is okay, although the bldgs are old they are pretty much kept up.

I felt the same way when I was living there. BE AWARE that they WILL try to screw you when you try to leave after your lease is up. They will try to charge you hundreds of dollars and will not give you your deposit back. We had to get a lawyer. Ballena Village told us that we owed them $50 (in addition to hundreds of dollars for other insane charges) for water in garbage. When we actually called the company themselves, we found out that they OWED us money instead! BEWARE and cover all of your bases and get everything in writing before you move out. The even turned us into a collection agency!!! You can find many reviews online about Ballena Village and how they try to screw their residents - I would get out as soon as you can.

Wow--I'm getting ready to move out so I am glad I read about how they tried to screw you on the deposit, etc. Ghetto is the perfect way to describe this place. I can't get out soon enough.
