Overpriced for what you get; bad location, you can do better elsewhere

After living here for several years and watching the rents skyrocket on this substandard property, I feel compelled to write a review. Here are several things to take into consideration before signing a lease here: 1) Management has been promising for years to repair the streams / waterworks around the properties. Promises have abounded, but truth is, the damage to the waterworks are so extensive they will never be repaired. The picture of the pond on Apartments.com is false...that pond is completely dry now and has been for over a year. So..the company has no compunction about misrepresenting itself to get you in and sell you on a lease. 2) the laundry facilities are dirty; machines and dryer are ridiculously overpriced for what you get; 3) you will have to listen to the drone of leaf blower all day, every day since the landscaper uses a loud, unmuffled blower to maintain the grounds; that noise is constantly in the background and is a major annoyance if you spend time at your home during the day; 4) location is terrible - you are beside Encinal High School and you have to deal with mean high school students who come in from Oakland. They use the apartment grounds to smoke and wander around during breaks and have been known to steal mail and anything not tied down; 5) the infratructure of the apartments themselves is worn out and shoddy from delayed maintainance; the owner's of the property delay doing any maintenance on this place until a health code violation is cited or until something breaks completely. Also, a number of apartments have black mold and have been taken off the market pending health code violations. 6) the quality of tenant here is largely transient. Most people move after their initial lease is up. You can do much better than this complex if you put a little work into your search. Despite being a tenant here for several years, I am planning to move to one of Baleena's competitors when my lease is up. I've had it with the shoddy conditions here.

I am also a resident at Balenna Village, and this reviewer is absolutely right on all counts. Can't wait to get out.

I used to live there and it was HORRIBLE. I really hope they get there act together. If they tell you something in order to get you to sign the lease make sure you have them put it in writing. I had many false promises. The maintenance team(back in 2004-2005) were horrible. Once there was a leak outside my door and all they did was place a bucket on the ground to catch the water. There was plaster chips everywhere and they never came back to even move the bucket and clean the plaster and paint from the front of my door!

Couldn't agree more. If only I had read this review before I moved in. It has been nothing but problems here from day one.
