This apartment complex has left me with mixed feelings. When you first go to view a unit, if you have any questions, the property manager has a hard time just listening to your questions before she will give you her point of view. She will practically run you over with her talking and will not give you much of a chance to talk or ask more questions. If you ask too many questions about the neighbors, noise levels, etc, she basically sums you up and says this place isn't for you without giving you a chance to find out for yourself. I have heard her do this with several prospective tenants.
The layout of the units are nice and are updated with new fixtures and carpeting but the carpets are of the cheaply made kind with either very little or no padding. The location of the complex is conveniently located near the shopping area and across from the beach with a nice walking path. You find that you get to listen to all the traffic going by as well as hear the screams of kids at the beach but when the sun goes down so does the noise.
Of course with all apartment dwellings, this one is no different in that you can hear your neighbors when they walk around if you are in a unit with someone above, it is sometimes noisy as some of the tenants do not think of lowering their voices when they are coming to the front door of the building, in the courtyard or walking down the hallways in the building, and the property manager has been heard talking so loudly on her cell phone in the courtyard that all the units in the complex can hear her conversation (she has even done this as early as 7:30am on a Saturday when some of us would like to be sleeping in since we have to get up so early during the week).
One major concern I have is that we are suppose to be a secured building what with gated driveways and locked front door at all times. Well, this isn't happening. The front door is left open every day until 8 or 9pm even when the property manager isn't there and the gate has been left open several times now. Because of this we have had vendors come into our building and leave their notices on our front door knobs. When I paid a deposit for a front door key, it was with my understanding that all doors to the building would be locked at all times but this is not happening. The property manager needs to make it a habit to go around and check the doors when she leaves for the night and make sure they are closed and locked. There should be a sign on all the doors that should say that they are to be closed and locked at all times. The gate should be closed at all times even if the property manager is there in the office since she cannot watch the front door when she goes to show a unit. If someone needs to see a unit, they should do like you do at all secured buildings which is dial the number to the manager for them to buzz you in.
Fixing things seems to be a little bit of an issue here. If there is a light out in the hallway, it takes several days for it to be fixed which makes for some unsafe conditions when it happens in the hallway by the garbage bins. Also, the pool is not clean and the pump is broken so we have two ducks living in it. I am not about to go swimming in the SF Bay what with how polluted it has become with sewage and diesel fuel in it.
So all of this said, talk to several of the tenants here before signing any documents or giving any deposit and definitely look at a lot of places before moving here. Ask yourself as to what you are willing to put up with for a place that charges a lot of money to live here. You will thank yourself in the long run.

I THANK YOU SO MUCH FOR YOUR RESPONSE!!!! I have also dealt with the property manager and YES I AGREE its very diffcult to get a straight response out of her before she runs her month in all directions without giving anybody a chance to ask the important questions. And yes on Saturday mornings I also heard her annoying voice on her cell phone in the courtyard. But you cant blame her since she lives on the complex and she seems to not have much common sense that most people living at the complex get up early five days out of the week and charish their sleep. The only good part about these apartments is the location bacause its across the beach. However, this place looks sort of run down so I advice anyone who is looking for an apartment on shoreline should look somewhere else. There are plenty of better kept apartments on shoreline then the Dunes. And as for the safeness and maintenance of the complex,I agree MAJOR improvments are needed!!!! The garbage area is NEVER kept up correctly! I remember there was an instance when I went to throw away my garbage the area is NEVER well lit ( looks like a dungeon) and I found a huge desk, minature refrigerator, and a stove that was left there by a former tenant. It took a couple of weeks before it was removed from the area. Also, it seems like she is never in her office during scheduled hours. And to me that is a major problem. There has been several instances when I went to the office to address an issue and she was never there. At first I tried to rationalize that maybe she was doing some maintenance on the complex and that was a reason for her absence but now I really doubt it! I have noticed on slower days that she closes her office early. Although she is able to be reached by cell phone that is still not an excuse for her not to be in her office. If your scedule to work for a schedule amount of time IN AN OFFICE you should be present!!!! And she has definitely on more than one occasion has not! And as for the gate, YES the gate is never secure and its been like that for as long as I've lived there. The property manager has made little attempt to fix the gate although I know this issue has been brought to her attention several times. SO for future tenants if you decide to move here get all the facts and ask the important questions even if the property manager attempts to dominate the conversation with her nonsense. She is very sneaky in her approach to future tenants and she tries to make this place seem like it is the ideal place to live but in reality it really isnt. Sorry so say its the most "ghetto" apartment complex on shoreline!!!! I am so glad I moved!

I regret moving here too. It is noisy, there is no privacy and people are rude here. There are too many smokers on the property and people here let their children run in the hallways, yelling in the courtyard and parking garage and people who come in who talk loudly. If I want to go to bed before 10pm, forget about it. I am woken up by people talking loudly when they are coming into the complex at all hours. It seems like we have a bunch of people in the complex who only think of themselves. We all signed house rule agreements but does the property manager enforce them, no. What is up with all the cars parking in the courtyard area?! For one, we constantly have someone parking in the courtyard in front of the steps. What I want to know is why the parking spots are not used as visitor parking. They could allow only visitors to park there with the understanding that no overnight parking in the courtyard would be allowed (only loading and unloading area). Also, why is there a taxi parked in the courtyard almost all the time now? Why can't they park on the street like the rest of those who have more than one car for their unit? The property manager is never available even during business hours. She closes the office early and when she is in the office, she is so loud that all the units whose windows face the courtyard area can hear her talking on the telephone. Also, what is up with the front door being left open all the time? When the property manager leaves her office, she should close the front door and make sure it locks. The door isn't locking when it swings close most of the time. Anyone can walk onto the property after the front gates opens for a car and what with the front door not locking completely, we are all being setup for problems. I went and got renters insurance as I am concerned about my place being robbed. All I can say is, don't move here.

God forbid if the property manager doesn't like you just because you asked for her to talk to another tenant about an issue or she deems you as a tenant who is high maintenance. She seems to favor tenants and will not only help them more but seems to knock herself out with kissing up to them. She allows a one bedroom unit to have more than one parking space but doesn't give that option to other one bedroom units. I see empty spaces in the parking garage that do not seem to being used. Also, the taxi is now gone from the courtyard parking but now there is a huge brown pickup truck and a small blue four door sedan in addition to a SUV that are always parked there. Why can't the courtyard parking be for visitors who come to visit. If the visitors want to come overnight, then they park out on the street like everyone else. What if someone wants their elderly relative to come visit. It is a very long walk for them to go from the street to the elevator. Also, if you want UPS or FedEx to deliver, you had better be home as the property manager doesn't hold the office hours that she posted in your lease agreement and so there isn't anyone to received your package (hours read Tues-Fri 9-6 but should read 10-7). I believe most of us work and don't get home till after 6pm. Even if you can get there before 6pm, she is rarely in the office at that time. Would someone please help the property manager and owners get a clue here?!!
