We moved to Aliso Creek in February. I was very skeptical due to all of the negative reviews. However, my experience has been quite the opposite. The leasing staff was very reassuring and willing to address or discuss all of my concerns. The property manager even spent 45 minutes discussing my concerns which were based on the negative reviews on this site.
I also talked with co-workers who were either familiar with AC or knew someone already living here. When I mentioned the negative remarks they looked at me like I was from another planet. They had never heard of any weird stuff happening here. We've only been here for 60 days and so far we are very happy with AC:
1. Maintenance has consistently responded to our requests within 24 hours (usually less) and either fixes the problem on the spot or within one day. Great customer service!
2. The lease staff is great. They were attentive to all of our pre-move-in concerns and made our move-in very smooth and trouble free. They continue to express interest in our satisfaction with AC. They even had outdoor carpet installed on our patio at no extra charge. Great customer service
3. The community is quiet. I don't know where the other posters live, but we NEVER hear our neighbors thru the walls. One of our neighbors has 2 small children, and we never hear a peep out of them. Sometimes you can hear water running thru the pipes in the walls but what do you expect from a 20 year old complex!' Neighbors on all sides of us are quiet. No loud music or noises at all! I don't know how to address the claim that sex offenders live here if it is true. That was/is a major concern of mine since we have a child. Apartment complexes can't discriminate, so I don't know how to prevent or avoid this issue regardless of where you live. In any event, we are very watchful and protective of our child and take the necessary precautions to ensure our child's safety. I would expect others to do the same.
4. The rent is high, but is much cheaper than places like Irvine. We have a 2 bedroom, 2.5 bath townhouse with attached garage. It has over 1200 sq ft of living space and plenty of storage space. It is better for a small family of 3 or 4 than the rest of the high-priced shoe boxes you find in Orange County. We had to supply our own fridge, washer and dryer though. I think these should be included considering the price of rent.
5. Parking is at premium but reasonable. We have an attached garage and one extra parking lot pass. The parking lot rules ensure there is parking for all residents.
6. Safety' We moved here from Detroit, so we can pretty much spot an unsafe environment. There aren't any gangs or drug dealers roaming around the parking lot like another poster stated. On rare occasions in the afternoon you may see a few kids going to the pool or sitting around their parents apartment. That's typical in any average American neighborhood. I have seen instances of small kids riding their bikes around the parking lot though. This is unsafe, and I hold the parents responsible, not AC. Especially if a child is accidentally injured.
Apparently there were a series of home burglaries in the Aliso Viejo area and one of the tenants at AC was a victim. The grim reality is that no place is 100% safe.
I recommend AC to anyone looking for a large townhouse apartment. If you're still questionable, do what I did. Talk to real people face to face like the leasing staff and residents. Drive or walk around the parking lots in the evening to get a first hand impression.
