I lived there for almost 2 years. Here is my break down:

Upside:
* Very safe town (http://www.city-data.com/city/Aliso-Viejo-California.html)
* Just up the street from the town center (Movies / Shopping / Food)
* When things did break that I could not fix myself, they fixed it ASAP.
* When moving in Alice gave us a deal on the Pet deposit (Cat)
* After 1 year they gave us a free carpet cleaning
* Wednesday mornings they give you free coffee at the gate!
* Could rarely hear our neighbors
* The Central air was nice to have as it gets hotter then normal there.
* Most of my long term neighbors were VERY friendly, (I was sad to say good bye)
* Plenty of parking, Even if you have guests stay over and own 3 cars your self.
* I felt my cars were safe, even my old Porsche 911 (Used the garage for this car)
* Fire suppression system in each room

Downsides:
- 15min from the main freeways, unless you pay for the toll road
- the Garbage truck IS loud
- construction projects outside the complex
- Lots of people with out Gate remotes "sneak" in. (Pet peeve)
- Full Post Office is a bit of a drive away
- No Elevators (3 story buildings)
- Some very grumpy people live there (I think it's fairly normal anywhere)
- Not every Cable outlet was able to get cable internet access

Just remember Apartment living is NOT for every one.
It also helps if you are able to fix simple things yourself, like broken light bulbs.

This was not written by management. I typed it up as I was leaving the place, due to a job change. If it was written by management they would never put any down sides on that list. That would be a bad sales pitch. I now live in LA, and it's VERY hard to find a place for the same price and still feel safe.
