As residents here for 8 years, our reward for loyalty was a 25% rent increase. YES, 25%!!! The explanation for such a huge jump????that percentage increase brings rent competitive to other properties in the area?? One problem with that, Archstone Aliso Viejo does not compare with ANY other properties in the area. Other properties that are charging slightly higher rents have many more amenities and are better maintained than Archstone Aliso Viejo. For example, Archstone Aliso Viejo has a single pool and Jacuzzi as well as a small, and mostly broken down, work out room. The pool is not well kept, and the Jacuzzi works only most of the time. Other properties in the area that Archstone is comparing themselves against have multiple pools/ Jacuzzi areas and better equipped work out facilities. These other properties have other amenities such as well equipped business centers, club houses that can be rented, and community activities directors??all REAL values for the price of rent. Artchstone just TRIES to compete, but fails to measure up.

The current management staff is the kind that will lie right to your face while smiling, so trust should be a big issue here. Office staff has turned over many times over the last few years and with each new staff come new resident rules. It seems like this is the last stop for many of these office people before they separate from Archstone, and it shows in their attitude. The service level of the maintenance staff is good, but you have to put service requests in through the website because if you go through the office staff, nothing gets done.

It seems that the level of police visits to the complex has been ever increasing over the last few years. We had our first shooting a while ago, but in a small complex, that is BIG news. Domestic dispute calls are also a prominent reason for these visits. Finally, there have been an ever increasing number of rowdy, young skinhead types moving into the complex; the kind that stare you down when you drive into the area.

Be CAREFUL of renting here, they have made it clear that they plan to re-zone for condominium sales.

well if its so bad why have you lived there 8 years....I have lived here for 3 years and think its great, oh and I dont know anything about a shooting. sorry but I thing you are just wining.

Moron reviewer. Please stay off this site. You have to be pretty stupid to stay in a place that you rate as a "1" for 8 years.
