I just moved in four month ago and I can't wait to move out. This place has a lot of problems. Everything is falling apart, nothing works well, the walls were dirty when we moved in painted over hair and mildew, and mold is all over the bathroom and the windows. The noise is overwhelming, from the neighbors as well as the surroundings. The front office is no better, they do not care if you live in a dump, one girl flat out lied to us on two occasions. There are several people on the property who actually care however, including the one front office girl and some maintenance people. The place is definitely not worth the rent.

Dont move here they are engulfed in mold they put paint over the mold so when you first see apt you wont know but once you move the nightmare will begin mold grows in and thru the paint and walls you can try get it off but then it comes right thru a few days later the sink and restroom back up all the time and its a very noisy place because its right on the laguna autobahn so its hard to sleep

What a great review, including the point about the management. I moved out about 3 years ago, but still live in the area and drive by the "Slums of AV" daily. The mold issue is not shocking to me, but should be reported to the health department ASAP. It is a health risk and needs to be addressed by the proper authorities.

OMG so true I live here and wait for my lease to end. wont be for awhile tho :( The mold is real bad I have to get the clorox out every few days and clean bathroom walls, base boards, shower etc. then it grows back through afew days later. then when it rained recently I saw that every window and door was covered in mold all around the seal and even on window. I clean them every few days then it grows back through. its sick. when I moved in I noticed that they had painted over hair dirt and mold so obviously never cleaned first then painted. there is a constant strange smell I figured out it comes from sinks in both kitchen and bath. even after massive cleaning the smell stays because its in the plumbing. the toliets clog every other time you flush and the kitchen sinks constantly clog up. I literally never use them now. they recently sent letters and made calls to tenants to get new leases even though current lease wasnt even close to end and said they would give you same rate like doing a favor cause economy. BUT the economy has cause rental market values to go down so its no favor. they want to lock ppl into new leases even though there current ones are far from end to keep them here. Rental rates by that time and even now will have gone down so if you got the letter dont get yourself into another lease when your already in the midst of one now just by them trying to say you can pay same rate you are now because rates are down and will keep going down. Even Irvine company higher end properties are lowing rent rates. the noise level is real bad your right. and they lie when you first see the apts that its not bad. I think the joke is they get you in here thinking your paying one thing then you get billed for all the rest later. trash is 15 bucks or more a month thats nuts. I wouldnt mind costs being high if the property delivered. but this one just makes you count the days your lease will end. everything is also out of date. the counters, flooring, stove, fixtures,closets. very old 80's look.
