Layouts are nice...some of the better i have seen, but the price is a premium.

Problems First

#1 Parking stinks ... Its really sad when managments justification for the strict parking / tow enforcement is that it is needed because their customers (the tenants) are abusive. Can you believe the only way to comfort me when i was towed a second time was that she explained how she been towed as well and that it happens a lot of people. THAT WAS SUPPOSED TO MAKE ME FEEL BETTER. So keep this in mind when you are here ... they tow ... and the make sure they can enforce it. They even went so far as to show me pictures of my cars interioir they took with a digital cam showing me i forogt to post my pass. NO WARNINGS ARE EVER ISSUED. They work WITH the tow company ... $160 / tow is the norm ... BS add on charges are common. Don't get towed on a weekend or else weekend storage fees and pick-ups get tacked on.

#2 ANTS! dear god in the summer watch out
any crumbs and you're infested. They do offer a pest control service which can come by once a week bin the mornign but these buggers come out from drains and plug sockets. Taking out trash daily was the only resolution.

#3 PLUMBING. Cheap fixtures and lack of up keep. Both faucets in the master bed rooms leaked and the fixs for the problem lasted a few weeks.

#4 GATE FAILURES. Frequent failures. it is supposed to be a gated community but it seems the gates are offline for a good 4 weeks a year.

GOOD stuff...

#1 Layout is nice. Roomy and spacious feeling.

#2 Amenities (club house, pools, gym) are pretty good for a condo community this size.
