I believe the one good thing I can say about this place is the floor plan. We could only stand it for a little over a year. We are getting the hell OUT! The rent is way too high. Orange County - Please! Don't believe the hype! The noise levels kept are ridiculous from teenagers swearing at the top of their voices to people constantly screeching thru the lot too fast and blasting music, car alarms going off nightly sometimes for hours,kids screaming just to be screaming, crows squawking at 5am, Garbage trucks right after the crows get you up. It took countless requests for over a year to get a copy of our original lease. The dumpster areas are always overflowing with trash being slung everywhere from the containers to the tops of the retaining walls, the steps leading to them and all over the ground. Everything from car batteries to lamps,furniture,computers etc... go in the dumpster. No Bulk Trash Collection and no Recycling. The wiring is so old and outdated that several switches spark whenever they are flipped. Half the outlets don't work, Fans slow down and speed up according to the ebb & flow of electricity. There is a gas leak from the oven which has never been repaired, the one ceiling fan rocks when on and originally had a defective socket also. After a year of requests the light fixture was replaced but it still rocks. The window blinds are so cheap and brittle we barely open them and most we don't touch at all. They were incorrectly hung and cut unevenly. The dish washer was dirty and we never bothered to use it once lest it fall apart. The kitchen and bathroom linoleums were stained when we moved in and despite everything from CLR to Mr. Clean,bleach,ammonia,Kaboom,
OXY-Clean etc,, using mops, scrub brushes even on our hands and knees - we cannot truly clean these floors. The banisters were dirty,some shelves broken, locks not working, garage floor cracked,stained and now has water coming up through the cracks. Most of the office personnel are rude, arrogant, insensitive and unprofessional. The moving edicts are designed to ensure they keep as much of a tenants deposit as possible. Rent is raised regularly. Nothing is included and this place is just not worth all this money on top of everything else one has to pay to survive. The gas co. rep. who came to see about the leak told us that they are always in this sub-division disconnecting/re-connecting tenants gas. We know some officers/sheriffs who say St. Moritz is a regular stop. I have been awakened on more than one occassion by officers responding to domestic calls and once by several units chasing a suspect and cornering him right outside my door. We constantly hear sirens and people routinely come in late - stand out in the parking lot and talk/laugh as loud as they please with no regard for anyone. They advertise No Pet Rent - but thanks to the 700dlr. deposit they requested for pets in addition to the 2600dlr deposit I had to get rid of my pets because I just couldn't afford it. Plus with the raising of the rent I think that ad. is misleading. We have never had a water bill so high - even when we were in Homes. I'm not sure how the water is billed but we don't use 40-80dlrs of water every month. Or maybe its because of that pond forming in the garage. I could go on but I need to stop. St. Moritz is not as wonderful as billed. If you can find a better place to live - a place that lives up to the hype!

This writer is totally right about the crime here. Check the AV police blotters....every other day, there is some kind of domestic disturbance or violent crime either on this street or at the apartment itself. You see a lot of "armed" disturbances and burglaries....it's just downright scary. In addition, we had our mail stolen on a regular basis. USPS says we cannot use Parcel Boxes, because keys are always stolen. Take this writer's advice, and steer clear. Do the research, before signing any lease!
