i have to admit that there are definitely some problems with this place, but my experience so far has been good. the office staff has always been friendly, and the maintenance staff is very friendly and very good, but it does often take a while to get the work done. the grounds are very well kept and our apartment is the largest one that we looked at in the area (16oosqft). the price is also a lot less than the other comparable 3 bedrooms in the rancho area. we have a dog and walk her in the same areas all the time. i have never seen piles of poop anywhere, and we play outside with our daughter all the time. the parking is bad, so we rented an extra garage, but we were told parking was bad when we moved in. the kids in the parking area are obnoxious. several of them have almost run into my car, and they do not move out of the way quickly at all. but that is not the complexes fault it has to do with the kids and their parents. we did have one problem with our downstairs neighbors when the adults went away the "kids" had friends over ever night and sat out on their patio and talked all night. they weren't overly loud but they were directly under our bedroom window. we went downstairs and asked them to be quiet and they um, didn't. i complained the next day and they got a letter telling them next would be a 3 day eviction notice. it never happened again, though we did get some dirty looks. i was in the office when another tenant complained about their neighbors and after listing all of the problems they were given a 3 day notice to evict.

i can't say anything about being late on the rent or a minority since i never have been and am not, but i can't imagine that the office staff mistreats minorities since they are not white themselves. and i might have a better experience than others because our apartment is in the back tucked away in a corner, but so far it has been mostly good. and after my last experience with an apartment complex that is really all i'm looking for.
