Over the past three years, the owners have put a lot of money into this place. They have landscped all of the grounds, gated in the whole community and are adding upgraded fixtures to the interiors.
Maintenance is always polite and timely with fixing things.
There are spiders. But everywhere there are ample amounts of trees, there are spiders. The office has a professional company "The Bugman" that comes out and will spray in and around your unit weekly if you want at no cost to you! This has helped me and I don't have a problem any more. Besides I like living where it feels like I am in the woods....
The office team is always available even on the weekends and holidays. And I have never been treated with disrespect.
Parking has been an issue in the past. Now that they enforce the parking rules, I always have a place to park when I get home late and no one ever parks in my carport. There is not any parking for friends behind the gates, but I am more worried about a spot for me when I get home. Friends can park outside of the gates in any open spots.
All of the people who make these bad comments are probably people I would not want as my neighbor. they are probably the problem tenants that the management asks to leave.
I love it here and don't want to move.

I want you to know that I resent people who make bad comments are bad tenants, I will tell you I am not a bad tenant I paid my rent on time, and very rarely complained. Wait until you move out and get your security deposit back you will see!

What an ignorant person...obviously the manager writing in to leave positive feed back. his place used to be good...now it has gone to the dogs. The owner of Arnel is California's largest supporter of the Republican party. He served as the ambassidor to Spain as a reward for all he has done...Arnel is violating all the tenants rights. It has become a sick place to live in.

This is a phony, planted review, most likely by Arnel head office. Casa Madrid (hereafter referred to as CM) and its amazon management simply do not warrant anything close to such a dream review. My wife and I have lived there longer than most other tenants, more than 11 years and although the surroundings and landscaping have improved dramatically since we first moved in, we have also seen the coming and going of approximately 36 managers and about 300 staff over that period.
Obviously, CM is boot camp for management and staff. The last male manager/staff member (Ken, the best they ever had) became so ill of that place, literally that he quit. That was 3 years ago. Since then it has been a feminist parade of uneducated bimbos of predominantly Hispanic origin, hired mostly for their looks. The most recent manageress to leave (feb 2009) made promise after promise to tenants with absolutely no intent whatsoever to follow up and make good on them. "Keep the sheep happy" was her instruction from head office, and that's what she did.
Maintenance staff are good, the only sector at CM that works properly and courteously.
Parking is a horror and adequately covered by many other ex-tenants already. We have had 3 break-ins and Arnel does not have the decency to apologize, let alone reimburse for losses. It is impossible to have friends and relatives visit as there never was any parking. Since late last year (2008) there appears to be more "open space" parking available. This is an obvious result from the steeply increasing vacancy rate. Arnel prefers to keep apartments empty rather than dropping the rents since it gets taxbreaks for unrented apartments. That, to them is a lot cheaper than to drop the rent and having to maintain occupied apartments.
Hot water is a big issue at CM and if one happens to be at the end of the block, the water temperature is always so low that washing dishes is a practical impossibility. The legal lowest temperature of 125 degrees F is too low in a serial system where the source of the hot water is a glorified pool heater. The low water temperature is a serious health risk. Arnel turns the temperature even lower at night and between 10am - 4pm to "save" money. The water company just happens to be owned by Arnel and if one is late with the water bill it brazenly tacks a $5 surcharge on the bill and an eviction notice if the bill is not paid in so many days.
Rent is due on the first of every month and Arnel provides the minimum grace period allowed, 3 days after which it tacks on a whopping extra $50 for the fourth day and $10 per day thereafter. There is no need for such penalties and this fact alone is a good indicator that if Arnel could have it their way, the complex would be completely unoccupied with the State reimbursing for vacancies. I could go on and on.
Arnel is a greedy corporation owned by George Argyros, a filthy rich former ambassador to Spain and sugar daddy to the Republican party and Orange County's political elite. As a result action against Arnel is rarely, if ever, undertaken and in essence means that the county does not give a damn about renters or those not donating directly to the county coffers, the district attorney and other dignitaries.
Arnel demands punctual compliance of its tenants in all financial matters but is itself extremely sloppy in its payments of its vendors and in some cases refuses to pay at all hence the frequent attrition of vendors. Vendors are being dictated to by Arnel what their charges shall be instead of the other way round. As long as vendors accept this reverse state of affairs, Arnel gets to call the shots.
To close, Arnel owns and manages 16 apartment complexes in Orange County, so watch out before you sign up at Casa Madrid or elsewhere, caveat emptor!
