SWEPT MOST OF THE BAD PROBLEMS AWAY, STILL POOR CUSTOMER SERVICE, SOME OF MAINTENANCE NEEDS A HAPPY PICK ME UP. NOTICES ON YOUR DOOR ALMOST EVERYDAY. STAFF MAKES MANY MISTAKES AND NO APOLOGIES FOR IT. STILL WANT TO MOVE WHEN I AM ABLE TOO. KEEP IN MIND THAT NOT EVERY UNIT GOT RENOVATED. CLEANER PROPERTY BUT A LOT OF THE NEIGHBORS STILL LOITER. STILL A LOT OF INSECTS. STILL SOME TRASH ON THE PROPERTY. SOME UNITS GOT WASHER/DRYERS AND ARE VERY AND I MEAN VERY COMPACT WHICH MEANS A HIGH pge BILL. LAUNDRY BETTER, BUT CARD MACHINE STILL MALFUNCTIONS. OVERALL, BETTER PLACE TO LIVE THAN MEADOWOODS BUT I PERSONALLY WOULD NOT RECOMMEND ANYONE THAT I KNOW TO MOVE HERE.

The most recent resident information sheet sent on 4/22/09 was about parking on the property. Over the last month, the leasing office received complaints from numerous residents that unauthorized vehicles were parking in their assigned parking spaces, which meant that residents were unable to use their parking space. This resident information sheet included the community's parking policies, including parking permits, assigned carport number, and towing policies. In the first 2 weeks of April, residents received notices for picking up Free Food from the leasing office, donated by LifeSTEPS (social services program provided for RiverStone residents) and by the Pittsburg Greater Faith Baptist Missionary Church. RiverStone's management encourages residents to express their concerns, so that each concern is handled professionally as our staff is committed to excellent customer service. I encourage you to contact the leasing office and speak with the manager directly about your concerns regarding staff. If you are still unsatisfied with the result; the leasing office has "hotline" forms, which you can complete and mail directly to the President of the company. Out of the 136 apartments at RiverStone, only 4 apartments were not renovated because the residents residing in these apartments chose not to move to renovated apartments. Renovation of an apartment could not take place with residents still residing in them. Residents were also compensated financially for the transfer to renovated apartments. The property grounds are picked up three times a day Monday through Friday and residents are responsible for disposing any trash or recycling in the 3 different trash enclosures located on the east, west, and middle of the property. RiverStone has no tolerance for loitering after quiet hours of 10:00pm to 8:00am. This policy is enforced by the courtesy patrol company, which not only physically patrols the property, but also monitors it through the 24-hour monitored cameras. It is our goal to maintain the highest quality living environment for our residents, and so our residents have an important role in preventing and controlling pest infestations. Residents have been encouraged to report any issues with pest to management in a timely manner, so that it can be minimized and its spread limited. Due to the overall floor plan of each apartment, the only location that the stackable washers and dryers could be installed (in selected apartments) was the enclosed storage closet on the patio/balcony. This means that the washer's are not commercial grade appliances and have a load capacity of 8-10 pounds. The current policy for any washer repair is to provide in-house service and replace all parts without a charge to the resident. By providing in-house service and repair through our maintenance staff, management has been able to keep all expenses to a minimum and is absorbing all parts and labor costs. The onsite laundry facility, while maintained by management is controlled through an outside vendor. Management has been prompt in ordering and receiving service from this vendor any time the card dispensing machine breaks down. Again, I encourage you to bring your concerns directly to the manager. If you wish to remain anonymous, you can drop a note in the office drop box located directly in front of the leasing office. Furthermore; pick up a "hotline" form in the leasing office and send your concerns to the President of the company. |
