Great place, but a bit pricey

I've lived at Edgewater for four years now, and I've loved every minute there. I will say that I am now moving because rents have gone above market rates (I can now get a 2-br down the street for what they are asking for my 1 br).
First, some pros:
1) Location - right across the street from a great shopping center (saves on gas) and Cal State Bakersfield. Easy access to the Kern River Bike Path and the Marketplace shopping center (a bit further away).
2) Grounds - Very well maintained, with two pools, a lake with ducks, fountains. Convenient mailboxes, dumpsters and laundry.
3) Maintenance - I have always had prompt response and little trouble.

Ok, now some cons:
1) Yearly rent increases - Edgewater functions on the "market rent" system, meaning they charge according to local real estate values. I paid $650 when I moved in, and they are now asking $875 for next year. Cambridge Village is charging that for a 2-br, so I'm headed there.
2) Constant flow of new neighbors - This is a problem at many complexes, but you don't get to know people for long before they're gone. Many people move here while their new houses are under construction, so not many long-term tenants like me.
3) Noise - Waterfront apartments are next to the fountains, which are noisy and spray your apartment during high wind season. Also, Stockdale Highway gets noisy with ambulances and drag racers. Groundskeepers use leaf blowers early in the morning.

Overall, I've enjoyed my time there, but with the rent increase, it's definitely time for a change. If Edgewater's right for you, I'm sure you'll be happy. Aside from the rent increase, my complaints are minor.

1st you say the lake is great and that you appreciate the well maintained grounds then go on to complain about the landscapers and the occasional wet patio? Contradict yourself much?!
