Lots of tress and yes, fake springs running through the property. When the kids are at school or indoors it really is quiet. Don't live close to the pool; then again it's never a good idea to live close to the pool if there are lots of kids. Other than that it really is quiet here. I only hear my neighbor's LOUD music during the day and my other neighbors bounding up the stairs. Maintance can take a while though. It just depends on what it is. My thermostat on my ac broke and it took them almost 3 weeks to replace it. Not good if you're trying to conserve energy. When I moved in there were a few things that needed cleaning; they sent someone the next day. Like I said, a little slow in the maintanence dept. I do like living here cuz for the most part it's quiet and SAFE. Very close to schools, shopping, restaurants, etc. Good part of town.
