I can't even begin to express how thoroughly I would persuade even my worst enemy to avoid this place.
While the grounds are beautiful, it's important to realize a few things. Pools are regularly trashed by nature or by the tenants. I can't count how many times we bounced through the complex, trying to find one of the 4 pools clean, all to no avail. The pool on the 82 side in the back was always green or full of empty beer cans- the jacuzzi here maybe worked 6 months out of my over two year tenancy. The pool next to the "club house" (82 side, front) usually was trashed- chairs, tables, and umbrellas turned over, dirt shoved in the bathroom sinks and toilets, and everything from beer cans to diapers floating in the pool. The most reliable pool is the back one on the 81 side, but this is right by the playground (which was built over the volleyball courts during my tenancy with absolutely NO notice from management- while this might be great for families, let me tell you, being woken up by screaming kids all weekend was NOT pleasant).
The springs around The Springs are neat- full of all kinds of creatures like bull frogs, crawfish, turtles, and more. Very neat. Except that the management regularly drains them, so all of the neat wildlife dies and you're left with big, empty-save-for-scum, cement trenches for months on end. Oh, and when the springs are functioning, they aren't regulated and when it rains, every side walk in front of certain buildings will be flooded ankle deep. With the mud and debris that is tracked onto the walk ways from the water, this creates a very slippery and unsafe situation.
Also, don't let anyone up in the front office try to convince you that this place is crime free. When we moved in, we were told that they hadn't had a single crime related incident "in years". Apparently our moving in brought in the riff raff or something, because in my two plus years there, I know of or had heard of 5 people who had cars broken into, 2 people that had vehicles stolen off of the premises, 2 folks that were pistol whipped in their apartment, 4 sets of folks that were dealing drugs out of their apartments, countless people who had vehicles that were vandalized, and just the other day the news had a report about an armed man sitting outside an apartment at the Springs (right near the 82 side's mailboxes, if you know the place) that had a several-hour-long stand off with the police! Also, the "security" the office promises you is a complete and utter joke- it's just some guy in a pick up truck who rolls by twice a night. When we asked the office how we contact security if we encounter any issues, they told us that we have "no right" to this information and if we had a problem to call the police. Wonderful security, eh' The only thing I ever saw the security guard do was give tickets to tenants who forgot to place their parking plaque in the window of their car for the night.
The above is all tolerable and certainly part of apartment living, but what can't be forgiven is the management at this place. The entire office staff is beyond unprofessional- they are downright rude and completely inept. Jackie, the manager, simply does not have the first idea about how to run any business. The office once lost a friend's rent (which was dropped directly into the hand of one of the women in the front office, who apparently was chatting about a "passion party" loudly with the girl across the office) and when my friend went in to talk to Jackie, Jackie accused her of being a low life who "needs to learn to pay your rent on time"! Said friend had paid every month on time for well over a year. During my friend's dispute with Jackie, the front office girl apparently showed up because she dug through her desk and found my friend's rent in a stack of papers. Instead of profusely apologizing to my friend, a long time tenant, Jackie instead reminded her that it was important to remember to pay your rent on time and said they were done. I, too, never had a pleasant conversation with Jackie, as even my most basic concerns were treated as an inconvenience for her. She also refused to give out her manager's information because we "don't need it". Had to Google to get the company's info! (GSF Properties, Inc.)
Good luck getting your deposit back- they will nickle and dime everything, charge you for things they legally can't, then refuse to respond to letters. Their standard MO is to send you an initial bill for $2-3k , then send you an updated one for less, hoping you'll just happily pay to be rid of them. Then, when their charges are questioned, they don't respond to letters and instead turn you over to collections before you even have a full explanation of their charges, correct billing itemizations,etc. This has happened to several folks I know that lived there, so BEWARE. Trust me, there are much nicer places along Gosford that are cheaper and wont give you the grief of The Springs!

Are you still living at The Springs. I just signed up for a 6 month lease and moving with my 2 children. Please advise as your opinion is freaking me out. We didn't look for anything anywhere else as we were told these are THE BEST luxury apartments. Please be truthful.

I'm not understanding these comments about the Springs. In my experience it's been truely enjoyable. Staff is professional in everyway. My move-out was done properly and I got back nearly all my deposit. You must have done something to upset them like break your lease or trash your apartment..

oh....not enjoyable at all. It's such a disgusting place, specially because of the staffs. In addition, you will get a surprising move-out statement later, more than at least $1000. They don't do anything on their own to keep this apartment. They will do with the money from your pocket.

just curious... if this place is really as terrible as you say it is, why would you stay there for over 2 years? Just so you know, there is crime everywhere, lock your door and your car and don't leave valuables in plain sight in your car and you shouldn't have anything to worry about. Live in a real city for a while and you'll realize that the few crimes that you mentioned happened in 2 years are nothing and you wouldn't ----- so much.

Wow to be honest I know that they have people on here commenting back all the "pro's" of this place. This place sucks!!!!!!!! Management, especially Jackie, was very rude and told me too " to get out because we are done talking". Kinda funny huh?! Unfortunately for her I wasn't done and she didn't just walk all over me. You could tell that she was used to this behavior and she also wouldn't give me the info to file a complaint agaisnt her she rudely said "get on the internet and look it up yourself". So much for professional. I lived there for 3yrs only do to my mother beng terminally ill and I just coulndt afford to move out. In that time I made many friends there at the Springs, all of which couldn't stand the place! They charged 4 couples $2000 on top of their security deposits when they moved out. Two of the couples hired proffessional cleaners to clean before they left. It's utterly rediculous there. BUYER BE WARE!!!!!

Further, I had dear friends who moved out not long after me- they literally spent 5 days deep cleaning their apartment before their inspection (their apartment was always immaculate anyway). When the office agent come to inspect- it wasn't Jackie, it was that giant woman, whatever her name is- she told them that unless the "lemon oiled the cabinets" the Springs would be keeping their *entire* deposit. So, of course they did that. In the end, they got less than $90 of their deposit back, even though their apartment was cleaner than mine was when I moved in.
