PROS:
Generally quiet
Generally peaceful (you feel safe)
Pleasant management
Fairly priced (by CA standards)
Reasonably maintained
Assigned/gated parking
Nearby conveniences groceries, freeways, etc.
Family-like atmosphere, but neighbors generally keep to themselves

CONS:
Noisy weekends if you dislike children
Patrol helicopters heard frequently
In a city with a "Ghetto" reputation
Limit of 1 parking space per apartment
Plumbing seems unusually weak
