Beware of unit 302 !!!

From the beginning, Ms. Campbell has been dishonest. After the agreed rental price, she tried to increase my rent on the day of signing my rental contract by saying she failed to realize rent has been increased by upper management at time of the agreement was made between us. Boo hoo, she might get fired if she rented to us at the quoted price. Well as you can see, she is still employed. She was trying to give us the bait and switch if you ask me. Fortunately, I had my husband's signed contract indicating to her the agreed amount when we put down the deposit.

The unit had its share of problems which she failed to correct after repeated verbal requests. Even documented requests were ignored. Please note if the bathroom fans are not repaired, don't expect it to be after you move in. I learned the hard way. I was told by management that a permit is required and they need to cut the ceiling to remove the old fan before a new one can be replaced. They simply will not do it once you are in the unit even though Ms. Campbell has personally assured me that it can be fixed after I move in. In addition, the master bathroom pipe bursted and flooded both unit 302 and the unit below after we moved in for about a week. Expect standing water in the shower stall since the drain does not function well. The toilet was clogged on three occasions after we moved in. We simply don't use that bathroom due to its poor plumbing. We also experienced swarming of the termites on three separate occasions. Due to lack of corrective actions, finally, reported to the Envirnomental Health Department. Again management did not carried through despite a second warning from the Environmental Health Dept. The problems still remain unresolved when I moved out in May of 2007 and they existed prior to my move in. Below is the letter that was sent to the owner by the Health Department. Wish you the best of luck if you decided to move into unit no. 302. At least, you know what you can expect. If in doubt, contact the Health Department to confirm if these issues has been resolved. What you don't see can hurt your chances of recovering your deposits. Happy apartment hunting.

Re: Follow-up Inspection @ 2200 Lake Rd., Belmont, CA

On April 18, 2007, the Environmental Health Services Division conducted a follow-up inspection of the above referenced housing property. The follow-up inspection revealed that the items indicated on the October 4, 2006 report have not been satisfactory completed within the time allotted.

Violations of the Health & Safety Code 17920.3 noted at the time of inspection were as follows:

1). Renew elevator operating permit. Expired 8/25/1995. (elev.#037300)- Not Completed.

2). Remove excess trash/cardboard in carport near storage lockers.-Completed.

3). Observed 18 55gal drums of NonHaz Waste and 4 55gal drums of Haz Waste stored in carport area. Inform this office as to the purpose and method of disposal.-Removed.

Unit #302: No repairs/inspections have been conducted in unit according to tenant.

4). Replace/repair ventilation fans in master bathroom and 2nd bathroom. They do not provide adequate draw/ventilation and are operating very loud.

5). Check shower stall for proper drainage may be slow due to hair buildup.

6). Observed subterranean (winged) termites in bedroom by widow and under cabinet. Unable to determine entry point. Inspect around window frame.

Correct violations within 30 (thirty) days of the date of this notice. All violations must be abated by the time of re-inspection in order to avoid an inspection fee of $110.00 per hour.
