Great place to live if you like to live in a frat house. Since being taken over by Essex in January, most of the families and decent people have moved out. New management and maintenance are all inconsiderate smokers and smoke in all the common areas, including elevators. Assistant manager has parties every night of the week and is out of control. No janitorial staff. Maintenance is very lazy. Takes weeks to get things repaired. Place is filthy dirty. Rents have been raised at least 35%. One wing is riddled with termites and foundation cracked and shifted and not repaired from 1989 earthquake. Not in compliance with Belmont Fire Department standards. Cars frequently stolen and vandalized. Human feces in the underground parking. Nickel and dime you to death - pet deposit plus monthly pet rent, new tenants must pay for water and garbage. A rock has more people skills than the manager. Stay away unless this is all you can find!

I hope that you reconsider your position with the management and maintenance of Belmont Terrace. The Property Manager is available to discuss any issues that you have and is definitely more fun to talk to than a rock. We have made many improvements to the building since we acquired it in October so that you can be proud of where you live. Give us a minute of your time so that we can get your feedback and suggestions to make Belmont Terrace a place you want to call home. Thank you for your comments.

I cant believe that you guys are raising my rent again.Its not worth! You guys are insane? I HATE essex and I am going to tell everybody how bad you guys are.I hope everybody moves out and no one moves in.I will make sure they know how bad Belmont Terrace apts is.
