2 stolen cars in 2 months. Both cars were vandalized before they were stolen. Pool is out of service for months. Construction of back area lasted months. Rent went up. In spite of all that, the other renters are very nice here and the location is great. So you take your chances here I guess.

I am one of the recent victims of crime who moved away from here.I am wondering when these auto crimes occurred? Were these in the last two months March, april 09? This is very important to me. There is a huge security issue at Belmont Terrace and management takes no interest in it all.Total nightmare. Appears to be a nice place but beware PLEASE before you move here. I think some people that live here are unaware of the problem. person who wrote this: Please respond if you can.Thanks.

As the property manager of Belmont Terrace, I would like to personally respond to the post from April 16th. I take great pride in how well Belmont Terrace is run and when something like an auto theft occurs, I take it very seriously. Belmont Terrace has had two incidents of auto theft in the past year, not two in the last month. We took immediate steps to address the problem, including meeting with the Belmont police and changing our courtesy patrol company. We are not aware of any other instances of auto vandalism or theft since this change has been made. However, we will continue to work with them, our residents and the local police to do our best to ensure this level of security remains. As for the concerns about the construction, all of our residents were made aware that we were improving our free extra parking lot for the benefit of all who live here. Although it took a little longer than was originally projected, we are happy to once again offer our residents free extra parking, an amenity that is hard to find at most other apartment communities. Concerning our rental prices, we have recently lowered our rates for both new and renewing residents. We are happy to negotiate a current resident's lease amount when it comes time to renew. Unfortunately, we cannot do so for someone who is in the "middle" of their lease term. Of course, at that time we will offer the best rate we can to renewing residents. If you're considering a move to Belmont, you owe it to yourself to come and see the real Belmont Terrace. Call me, Joe Campagna, the property manager at (650) 591-1143 to schedule a tour. Agree. More than those cars were stolen and vandalized and Essex does nothing, zero. They don't want you to call the police. They could put cameras or even signs to say under surveillance, but no. They could speed up work or construction, but no. Nothing for tenants..zip. Tenants are at their mercy, they pay everything, every single utility for the privilege of Belmont's view. Other apts care and pay some utilities and try to help security.

My car was one of the cars vandalized on Friday and the stolen on Saturday, The management did call and ask for report numbers and spoke to the Belmont Police Department. I know there has been other thefts and vandalism prior to mine. I do think the management should have delivered notes to each unit making them aware of the vandalism and theft. This would make tenants more aware when entering the garage and also they could look for strange behavior. I suggested that it would be great to have a gated garage door. Yes there would be some expense but not a ton. Residents could open the gate with a opener or their door key. I think garage security is an issue.
