A fight to fix crap - rent is cheap but not worth the PITA!

PITA is short for "Pain In The A$$"

The owner of this complex is shrouded in mystery. From what I understand, it's owned by a "-------------r" who actually inherited it from her parents. Well, sort of. They seem to still have an influence over what goes on at the property. This has caused problems.

First off - the building has MAJOR termite damage. The inner side of the complex has a balcony that goes from one side of the complex to the other (there are two tenant doors along the way). This entire area had major repair work done due to termintes this past year (2005). During the work, there was no consideration for residents. Work began at exactly 08:00am on the dot. No notice was put out to the tenants prior to the work to inform us when it would commence & when the project would be completed. For nearly 2 months there was DAILY pounding, drilling, jack-hammering, sawing, & loud voices in the center of the complex. They even worked on Sundays! Trying to sleep in on the weekend was a COMPLETE NIGHTMARE. Let me re-iterate that this went on for nearly 2 months & we had ABSOLUTELY NO notice prior nor DURING of when it would stop.

Finally I asked the workers they hired what was going on & when it would be finished. They actually informed me that the building owner had only opted to fix a very small portion of the termite damage & disregarded their warning that the rotting/termite infested wood continued down the ENTIRE length of the building on the side of unit #'s 1-15. The core structure beam was completely chewed away at parts where the owner refused to let them repair.

I had a new feature installed in my apartment because the previous one was completely disgusting. (I will refrain from mentioning exactly what it was, for fear of a bad reference even though I am a good tenant.) This feature was replaced & I was told NOT to mention it to any other tenants because they were doing me a "favor" by replacing/fixing it.

I had problems in my unit as well besides the last mentioned item/feature. When I brought this to the attention of the manager, they had a completely incompetant person work the issue. The problem remains unresolved to this day & I have been ignored.

On-site manager is very nosey & over talkative. Could talk a dog down off a meat wagon.

The laundry facility has been the scene of many recent theft problems. People had clothes stolen while they were washing, drying, & even one tenant had a large amount of soap stolen. The owner took no responsibility for the losses & has only responded to the problems by placing a sign on the door urging residents to keep the locked laundry doors shut - however the doors don't automatically close behind you & are not very secure. People leave doors open on accident - asking them to keep them shut is not vigilant enough in attacking a theft persistent theft problem.

Hallways smell like a cheap hotel due to one particular unit being allowed to smoke in their unit. The smell is completely unbearable & the owner refuses to serve them with a change of terms of service notice & alter the rules for them - no matter how disrespectful & impolite it is to the other 22 units. (No smoking is enforced for new tenants - but this one long-time resident is allowed to do as they wish).

Pool looks like crap. They claim it's just stained from long years of use - however it's dirty & they don't clean it correctly. I wouldn't let my dog swim in it. Even if they did clean it up properly, it's akin to being in an oversized bathtub. You could do maybe two arm strokes in any direction & you will have reached the other side of the pool. (NOT EXAGGERATING.)

Units are NOT properly insulated!!!! HEATING BILL GOES THROUGH THE ROOF! There is only 1 simple wall heater per unit & it heats like crap. The windows are only single pane & even in the spring you can feel a VERY VERY LARGE draft near the window of the cold air coming in. In the summer it's the opposite problem. Units #1-15 have absolutely NO cross ventilation & catch the bulk of the sunlight through out the day. My unit has reached LITERALLY 90 degrees on many summer days. No way to cool down! One tenant put an air conditioner in the window (owner wasn't very happy & I heard is no longer allowing anyone else to have one) - the tenant with the A/C said it doesn't help very much at all. Because of the lack of insulation nearly all the cool air escapes. Also said their electric bill is sky high because they are trying to keep it at a reasonable temperature in the summer.

This complex is very bad news & very uncomfortable. There are many many more problems & the owner will not put any money into it - they are simply trying to get as much rent out of it as possible for now.

Oh & the kitchen applicances work terrible. Electric stove has uneven heating surfaces so food doesn't cook right in a skillet & the oven doesn't maintain the temperature you set it to. Food doesn't cook right because of these problems, or at times recipes take 2x as long.

Bathroom vanities are disgusting & old as well.

I hate my experience here - except they let a few people have satellite tv - but still not worth all the other head ache crap. DO NOT waste your money, time or happieness!
