I've been here 8 months and like that the apartments are spacious, and decently maintained, with generous decks. The fellow tenants keep to themselves and the neighborhood is convenient. Plenty of parking. Maintenance is always around and the lead guy lives in the complex. New manager started this month and seems much improved (she sent out a letter of introduction and has been helpful in adding a new tenant to my lease).

The place is really nice and the apartment is comfortable. The manager gave us a good tour, but in the end it was her subtle comment that made us decide against the place. Peculiar lady! During the tour of the apt, we heard the neighbours above the apt. We heard them flush the toilet.....Hmm...thin walls. The carpet is new, but the floors creak a lot. The clubhouse is dull and boring, dimly lit, and quite uninspiring. The tennis court is unpaved - one can't really use it!! Hmm... And quite a few people seem to have had an issue with this place. We decided against this place, even though it's pretty.

THEY OWN A FEW APT COMMUNITIES IN BELMONT. PLEASE STAY AWAY FROM THEM, FOR THEY ARE LANDLORD SHARKS. THE MANAGERS ARE YOUR WORST NIGHTMARE, AND THE OWNER UNRESPONSIVE. THE VIEW IS NOT - NOT - NOT- WORTH IT AT ALL BECAUSE OF ALL THE HEADACHE YOU WILL GO THROUGH WITH THE LEASE AND THE STUPID CLAUSES' READ ALL THE POSTING FOR CARLMONT HEIGHTS APTS, LE CHATEAU SANDEL, CHATEAU D'ORO - THEY ARE ALL RUN BY THE SAME MANAGEMENT. IT'S NOT SAFE FOR A SINGLE WOMAN, NOT SAFE FOR A FAMILY, AND NOT SAFE HEALTH WISE. GET A WATER TEST REPORT BEFORE YOU MOVE IN, MAKE A VIDEO ON YOUR MOVE IN DAY, SO THAT YOU HAVE PROOF OF ALL THE THINGS YOU NOTICED - IT'LL SAVE YOU A TON OF HEADACHE. KEEP AWAY FROM THIS PROPERTY.

They will ask you for money in every possible way - 1. rents will increase 2. they will charge you for parking, even if you rent there 3. they will charge you for the storage 4. your monthly utility bills (because all fixtures are old, toilets are old, fridge is old, stove is old) = $100 5. they will charge you for any maintenance inside the apt 6. you will end up spending $50-75 on water every month Rent = $1195 Water = $50 Parking = $50 Storage = $35 Maintenance work = cost of material and cost of labor (they will ask you to pay the maintenance for time and labor) your total monthly expense = $1430 or more Add up all these extra costs - you can easily afford to rent a 3bed apt in any other community!! Beware of this landlord and all his properties. Kiss your money and peace goodbye if you rent here. The manager is a shady character and so is her team of workers. Staff is rude. You can hear your neighbors make out. Manager is a BIGGGG pain to deal with. Pets are not allowed, but a few families tucked away cats and puppies!! go figure!!

it was the manager or the owner who wrote the positive reviews. Gee, how hard is it to create a new account so you can write more than one review? duh.... even those cretins figured it out. This place is crap and will rip you off. Avoid!
