If you want to live in hell, by all means, rent from this property owner at Carlmont Heights!!!
Since I moved here late winter of 2006, living in Carlmont Heights Apts has been an uphill battle. The walls are paper thin. I lived on the bottom floor and could not go a day without the family upstairs making an unbelievable amount of noise at all hours of the day. This plus all the noise from the laundry room, the fumes from there, the water sprinkler that goes of around midnight sounding like a sten-gun being fired off!! Literally pounding, jumping and tumbling non-stop. A few occasions, we could also hear the couple having loud sex. As for the apartment itself. Shoddy workmanship, crumbling walls, stained carpet, Termites, spiders and mosquitoes were common due to the maintenance and lack of lights etc.
But, THE MOST annoyinging thing about Carlmont Heights is the Maintenance guy - walks around like he's God himself, screams at tenants, peeking through the window.
I had a door key issue and it took 4 phone calls to have them open the door for me. And when they did come, the maintenance guy yelled at me and said he'll charge me $30 for the time to come and open the door!!!! Any call for basic maintenance was met with indifference, attitude and a generally feeling of f*ck you. The grounds are decrepit. Shady stairways and dimly lit areas are perfect for ambushes. The trash area was rat infested.
If you have two cars, consider yourself unlucky - you'll end up paying $30 for extra parking. And visitors parking is impossible!!!! They'll have to park on the hill and walk all the way into the apt. Because most spots are "donated" to the maintenance guy - he has about 9 spaces alloted to himself!! Do**he B*g!! Don't even think of having friends over.
The rents are far too expensive for something that wouldn't even be fit for the projects, but believe me, I'm sure that's not far off. The water is brown, full of rust and residue. NOT WORTH THE VIEW AT ALL!!!!!!!!!! The road to Carlmont Heights is not paved with good intentions.

You reminded me about the Tennis Courts.... When I lived there they were never cleaned of the debris from the adjacent trees and also the surface is asphalt that is cracked and buckled and uneven - very dangerous to try to play a game of tennis on - I tripped several times, so I quit trying to play tennis - they should either fix them, or put something there that is useful, like a community garden or ???
