One star for the view and for the price. Do not rent here if you can help it.
I rented this place because I fell in love with the view (my apartment had a tree outside and overlooked the little Belmont/Ralston valley). The price was also decent and the neighborhood is nice.
But, that's about all the nice things I have to say about this place. Now, the reality of it:
If you jump in your apartment, the whole unit will shudder, and the windows will rattle in their frames. The walls are extremely thin. You will hear your neighbors flushing, snoring, having sex and watching TV.
The pipes are horrible. When you let the water run for the first time in the day you will get brown/black water, along with rust/metal particles (among other things). I always bought gallons of bottled water for drinking and cooking.
The workmanship around the property was atrocious. In my unit, my garbage disposal detached from the sink because some moron had used a metal vice to clamp the plastic part of the garbage disposal unit to the sink. Of course, the plastic cracked, and everything that was there went onto my kitchen floor. Another example is a step that was placed at the entrance to the bathroom, and that was basically a metal plate that was screwed into a hole in the ground. It wasn't attached or anything, just screws going into a gaping hole in the concrete. The bathroom had mold that was painted over --- they'll probably charge me for damages from the mold that has always been there.
The insulation is horrible. Expect to get cold in fall/winter or spend a decent amount of money heating the unit. You can even see gaps in the ceiling.
They are parking nazis. If your friends drop by, they can expect to get dirty looks as they log every single person who enters and leaves the lot. However, you will notice maintenance trucks parked in the visitor spots all the time, so there is a double-standard. If you need an extra parking spot you can pay $30 a month for an uncovered spot, but for some silly reason the paid uncovered spots are half the size of the visitor spots.
The maintenance manager (Hugo) lives on site and does a good job of making me feel like an unwelcome visitor in my own home. You will be constantly spied on an monitored by him and all the staff there. I had to add my gf to my lease (even though she was paying rent at her own place and only dropped by in the weekend) because they would count the days she comes by to visit and considered her an illegal tenant.
This place has seen 3 different managers over the 3 years I've lived here. The lady was nice to me, and the latest Indian manager seems nice too. The first Caucasian manager with glasses was a thug tho.
They have recently tried to make the place a little nicer by upgrading the interior/exterior and landscaping, but do not be fooled. Underneath all the new paint is still the old rickety shack with rotten guts, run by a horrible staff.
